New roof snagging in Boyatt Wood

What new roof snagging looks like in Boyatt Wood

South Stoneham House, about 3.1 miles south, is one of the historic houses in the wider area around Boyatt Wood. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years. A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. For a purchase or a newly finished roof, the materials decide which details matter most.

If you own a rental within reach of Eastleigh station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

About our new roof snagging in Boyatt Wood

Our snagging inspections cover Boyatt Wood and the rest of London and the South East. A visit usually takes roughly 1–2 hours for a typical new house roof, longer where the roof is large or complicated. Everything visible from safe vantage points is looked at including by drone where it applies. You then get a written report with photos. Visits can be on weekdays, Saturdays or Sundays. We survey new flat roofs, new-build homes and flashings and valleys, and people most frequently book us about underlay at the eaves left exposed and poorly finished verges.

Smaller places like Boyatt Wood frequently have bungalows and cottages as well as houses, many of them extended or given dormers over the years. Low roofs are easier to see from the ground, but dormer cheeks, valleys and flat-roofed additions still need close attention. That applies whether you are buying in Boyatt Wood or checking a new roof there. Snags and wear both tend to show at dormer lead work and along flat-roof edges.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

FAQs for Boyatt Wood

Does a conservation area affect roof work in Boyatt Wood?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you cover smaller places like Boyatt Wood?

Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you climb onto every roof?

Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

How long does new roof snagging take?

For a house, expect about 1–2 hours on site with commercial roofs nearer 3–4 hours.

Can you survey a shared roof?

Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so whoever owns or manages the building needs to agree access. We can only inspect what we’re given access to.

What’s the price of a snagging inspection?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Just phone 07833 053749 or drop us an email for a price.

The survey, step by step

After the inspection, everything we found is written up in a report with photos, emailed to you. As for time on site, most surveys take roughly 1–2 hours for most houses, or half a day or so for a commercial building. With a bit of garden around a house, as there often is around Boyatt Wood, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.

  1. We start with what the roofer did and when they finished.
  2. The new coverings and roof edges are inspected as far as can be seen safely.
  3. We look at valleys, flashings, gutters and the underlay at the eaves.
  4. The loft space and the rest of the property are checked for problems.
  5. Snags are listed in a written report with photographs.

Advice

Honest limits

It is a careful look at the new roof, not the whole story. Its limits include:

  • Parts of the roof we cannot see safely
  • Whether the roof will leak in future
  • Settling a dispute with your roofer or builder

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you. What our survey covers.

What this survey covers

  • Ridges and verges
  • New-build homes
  • Replacement roofs
  • Flashings and valleys
  • New flat roofs
  • Loft conversions and dormers

Should I look at the roof myself first?

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Before and after the survey

Over many surveys, some simple habits stand out:

  • Send the snagging report to your roofer
  • Note the end of any warranty or defects period
  • Tell your roofer the work will be inspected
  • Keep the contract and invoices together

Once the snags have been dealt with, keep the report with your roof paperwork. It’s a dated record of the roof at handover.

Watch for leaks, damp or loose pieces in the first months. It’s simpler to raise problems soon after the job.

Surveys for landlords and agents in Boyatt Wood

Letting agents and landlords in Boyatt Wood book surveys as well as householders. A photo-illustrated written report gives you a clear record of the new roof.

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

Common roof problems in Boyatt Wood

Flashings are a common source of snags. If they’re poorly dressed or fixed, water can get in sooner rather than later.

Here are some of the things we see frequently:

  • Flashings not properly dressed or fixed
  • Cracked mortar at the ridge or hips
  • Underlay at the eaves left exposed
  • Offcuts and broken tiles left behind

Take an older house close to St. Peter's Church: a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Questions to ask before you book

  • Whether the loft is part of the inspection
  • Whether they hold professional indemnity and public liability insurance
  • Which parts of the roof they’ll actually see
  • How much experience they have with roofs like yours
