DIY checks: what’s safe

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Chimney survey in Lord's Wood

Our survey covers the structure of the stack and its weathering details. It isn’t a flue inspection, a sweep or a gas safety check. For the flue itself, you will need a sweep or, for gas appliances, a Gas Safe registered engineer. We will tell you if we see anything that suggests they should take a look. We are frequently asked to look into pots or cowls that look unsafe and a chimney out of line, across lead flashings, chimney breasts and shared and party-wall stacks.

In a village or hamlet like Lord's Wood, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

What you get is a clear record of the chimney stack on the day we saw it. That makes it useful now and a handy reference later, like when you want to compare after future work.

FAQs for Lord's Wood

I let a flat near Eastleigh station. Can you check the roof?

Yes, rented property is part of what we cover. You can phone 07833 053749 or email us with the address and a few details, including who will give access on the day.

Will you come out to Lord's Wood?

Yes. Lord's Wood is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Just mention lanes, gates or anything else about the route when you book.

Is this an asbestos survey?

No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Do you carry out surveys on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when booking.

Can you survey a shared roof?

Yes, once access has been agreed. Roofs over flats are frequently shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we’re allowed to reach.

How long does the survey take?

That depends on the size and shape of the roof; most visits take about one to two hours at a house, as part of a look at the roof around the stack. The report is sent afterwards by email.

What happens on the day

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can safely be seen, from the ground, from windows, in the roof space and by drone where applicable. The survey normally takes about 1–2 hours for most homes, a little longer where there are several stacks. Somewhere as small as Lord's Wood, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You tell us how many stacks there are and any damp or problems you’ve noticed.
  2. We inspect each stack from safe viewpoints outside.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. We check the chimney breasts and the stack in the loft space where we can reach them.
  5. We send a written report with photos, the defects found and what we recommend.

Advice

What we look for on each type of roof

Brick stacks

Frost can damage bricks that have soaked up water, making the faces flake away. We record any we can see.

Flaunching

Flaunching is the mortar on top of a stack that holds the pots and sheds water. Cracks in it let water into the stack.

Why act early in Lord's Wood

A loose pot or brick can fall from height. Finding them early means they can be dealt with before they come down by a roofer. In a small place like Lord's Wood, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We will tell you which package suits the questions you have.

Common roof problems in Lord's Wood

A stack takes the weather from every direction. Frost opens up cracks in the mortar, and rain gets into worn bricks and joints. People normally call us when they notice damp or a problem with the stack, or before a purchase.

Typical things we are asked to look at include:

  • Loose, cracked or missing pots
  • Worn or missing pointing
  • Gaps in the mortar around the pots
  • Staining on walls around the chimney

For landlords with property near Eastleigh station, a dated record of the roof is useful when planning maintenance across a let.

Choosing a roof surveyor

  • How soon the report will arrive
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether you get a written report with photos
  • How much experience they have with roofs like yours

What’s in a roof survey

Chimney surveys in Lord's Wood: local notes

With South Stoneham House about 4.1 miles south-west, Lord's Wood sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.

For an older house near a landmark such as St Mary's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. Anyone responsible for a site like Colden Common Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
