Chimney survey in Horndean: what you get

If you are buying a home with chimneys, it is worth knowing their condition before you exchange. On older stacks, we often find cracked flaunching, loose flashings and worn pointing. You get photos and findings you can take back to the seller or agent. It complements a RICS home survey rather than replacing it. Typical surveys look at damp on a chimney breast inside and loose, cracked or missing pots, across flaunching, chimney breasts and brick chimney stacks.

Around Horndean, semis and terraces share chimneys, gutters and roof lines with the house next door. A shared chimney stack or a gutter run across two houses means a defect may sit partly on someone else’s property. We can only inspect what we have access to, so shared parts are reported as far as they can be seen safely. Tell us as you book if you know of anything shared with next door.

What you get is a clear record of the chimney stack on the day we saw it. It’s useful right away, and a good reference for later.

Do you need a chimney survey in Horndean?

Stacks that were used for open fires for many years can weaken from the inside. Mortar can deteriorate unevenly from flue gases and moisture, which can make a stack lean.

A survey makes sense if you’ve noticed:

  • A stack that appears to lean
  • Gaps in the mortar around the pots
  • Loose, cracked or missing pots
  • Eroded joints in the brickwork

Landlords with a home close to Rowlands Castle station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What to check before booking

  • What exactly goes into their report
  • How long they’ve been surveying roofs
  • What they will not be able to tell you
  • When you’ll get the report

What’s in a roof survey

Horndean: your questions answered

Does being near the coast affect roofs in Horndean?

Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it normally shows.

How do I find out if my home in Horndean is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is a chimney survey the same as a flue inspection?

No. Our survey covers the outside of the stack and the roof around it. For the flue, you’ll need a sweep or, for gas, a Gas Safe registered engineer.

Is Horndean in your area?

Yes. We carry out chimney surveys in Horndean.

How do you inspect a chimney without scaffolding?

We look from ground level, from windows and from the loft where it is safe. Where it applies, our Premium Survey adds a drone inspection for a closer view. Any area we couldn’t view is noted.

What’s the best way to book?

It’s easiest to ring 07833 053749 or send us an email. Tell us the address and a little about the roof. Surveys run on any day of the week.

Which parts of the chimney do you look at?

We check the pots, cowls, flaunching, pointing, brickwork and flashings. Inside, we look for damp on chimney breasts and in the loft where there’s safe access. You get a written report with photos.

Roofs, chimneys and gutters in Horndean

The coast is about 5 miles or less from Horndean, and places near the sea get more salt in the air and more wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. Warblington Castle, about 4.8 miles south-east, is one of the historic houses in the wider area around Horndean. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

If yours is one of the older homes in the streets near Saint Wilfrid's, its chimney, valleys and lead work are likely to be the parts that need attention first. If you look after a building such as Horndean Technology College, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

The survey, step by step

We don’t take risks to get a closer look. We inspect whatever is safely visible, and if part of the roof can’t be seen, the report says so. Most visits take about 1–2 hours for most homes, a little longer where there are several stacks. Parking in a town like Horndean is normally simple, but tell us if there is a driveway or any restrictions. We look at the roof from ground level and from windows, then from the loft where there is safe access.

  1. You tell us whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. You receive a written report setting out what needs attention first.

Preparing for the visit

  • Jot down any questions you want answered
  • Check the loft hatch can be reached
  • Show us where any leaks or stains appear

Related advice

Can I check my roof myself?

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Why get it checked now?

If a stack seems to lean, don’t leave it. We record its condition and recommend a structural engineer where needed, so you know where you stand. On a house in a town like Horndean, wet loft insulation stops working and can stay damp for a long time. That’s an extra cost on top of the roof work itself.

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • Whether a gas appliance or its flue is safe
  • Areas we can’t view from safe positions
  • Hidden damage within the stack
