Practical tips

From years of surveys, a few habits stand out:

  • Never climb onto the roof to look at a chimney
  • Make sure unused flues are capped with ventilation
  • Look at the chimneys with binoculars after a storm
  • Check with the council before altering a stack in a conservation area or on a listed building

Where another specialist is needed, like a structural engineer or sweep, we explain why. That helps you brief them.

Look at your chimneys from ground level now and then, especially after strong winds. With binoculars, you can often see cracked flaunching or lifted lead.

Chimney surveys for homes and businesses in Lovedean

A chimney survey looks at the stack and everything around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. Inside, we check chimney breasts and the stack in the loft where it’s safe to reach. The findings come in a written report with photos and recommendations. It suits a single stack on a house as well as several on a larger building. We are often asked to look into staining on walls around the chimney and frost-damaged brickwork on the stack, on lead flashings, brick chimney stacks and chimney breasts.

In a village or hamlet like Lovedean, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible, with the urgent items made clear.

Common questions in Lovedean

Do roofs near the sea, like those around Lovedean, take more of a battering?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Does a conservation area affect roof work in Lovedean?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Can you inspect my roof with a drone?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Do you look in the roof space?

Usually, if there’s one and it can be reached safely. The roof space can show things the outside can’t, like damp timbers, staining or daylight.

What happens next?

You will get the report by email, with photographs and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.

Does the report include photographs?

Yes, every report has them. Pictures sit next to the findings they show, so you can see what we mean.

Chimney surveys in Lovedean: local notes

The coast is about 5 miles or less from Lovedean, so there is more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.

For landlords with property near Rowlands Castle station, a roof report helps you deal with small faults before they turn into a call from a tenant. Anyone responsible for a site like Woodcroft Primary will know that large buildings have long gutter runs and big roofs that need checking like any other.

How the survey changes by roof type

Brick stacks

Brick stacks rely on sound pointing to keep water out. We check the bricks for spalling and the joints for erosion.

Chimney pots and cowls

A loose or cracked pot can fall from height. We photograph each pot and note any damage.

When you need someone else

It helps to know what a survey will not do before you book:

  • Hidden damage within the stack
  • Checks on boilers, fires or their flues
  • A structural engineer’s assessment

If in doubt, call 07833 053749 or drop us an email and we will recommend the right survey before you book. The full list of what we check.

What we check

  • Chimney breasts
  • Chimney pots and cowls
  • Brick chimney stacks
  • Lead flashings
  • Flaunching
  • Shared and party-wall stacks

What happens on the day

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from every safe vantage point, photograph what we find and make notes for the report. Most visits take between one and two hours for a house, with bigger or more complicated roofs taking longer. In a small place like Lovedean, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. The report, with photos and recommendations, is emailed to you.

How to prepare

  • Point out any leaks or damp patches
  • Have any questions written down, so nothing gets missed
  • Dig out any old roof reports or invoices

Advice

For landlords and managing agents

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Tell us about it when booking and we’ll plan the visit with that in mind.
