Roof survey in PO8: how it works
Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, inc. VAT. The Basic Survey gives a visual inspection, photographs and written recommendations. The higher packages add more checks, such as moisture detection, a structural check, thermal imaging and a drone where it applies. Every package includes a written report. We survey clay and concrete tiles, the roof space and ridges, hips and valleys, and people most often book us about cracked or blistered flat roof coverings and loose ridge or hip tiles.
Every roof is different, but as a rough guide the survey takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. If you have questions on the day, just ask.
- You get in touch with the address and anything you’ve noticed.
- We arrange a day that suits you, including weekends.
- We inspect from ground level, from windows, from the roof space and from the roof where safe.
- Every part of the roof is checked and photographed.
- We email a report with photographs and recommendations.
Prices in PO8
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

Near you in Horndean
Typical jobs here are in homes near Red Lion Inn, Saint Wilfrid's and Horndean Infant School, among other places. The nearest railway station is Rowlands Castle station, about 2.6 miles south-east. Nearby you will also find Havant War Memorial Hospital (3.8 miles south) and Clanfield Earthwork (3 miles north-east). Green spaces nearby include Windmill Hill and Southmoor Nature Reserve.
Roofs, chimneys and gutters across PO8
PO8 has everything from older homes with tall chimneys to modern estates. Sooner or later, every roof needs its gutters, flashings and coverings checked, wherever they are in PO8.
Several airports in London and the South East have flight restriction zones around them, so every drone flight in PO8 is checked against the Drone Safety Map first. Flights that need permission only go ahead once it is given. Parts of PO8 are coastal, so the weather on the day matters more for drone flights and roof access. If conditions are not right, the visit moves to a calmer day.
Horndean: With Warblington Castle about 4.8 miles south-east, the area around Horndean has a long history. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is. If you live in an older home near Saint Wilfrid's, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
Surveys for landlords and agents in PO8
Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.
If the property is let, the agent or a tenant can let us in, at a time agreed in advance. Surveys run seven days a week, which can make access easier.
Signs you need a roof survey
Blocked gutters cause a surprising amount of damage. Once leaves and moss block a gutter, water spills down the brickwork. Hidden gutters behind parapets and in valleys can send water indoors, especially near trees.
It’s worth booking a survey if you’ve seen:
- Gaps in the roof where coverings have gone
- Cracked or blistered flat roof coverings
- Gutters that overflow in heavy rain
- Leaning or weathered chimney stacks
What affects the cost of roof surveys
Several things affect the price of a survey:
- Features like valleys, chimneys, dormers and parapets
- Commercial roofs and larger buildings
- Extensions, dormers and garages with roofs of their own
- How big the roof is
Roof survey starts from £150, including VAT. What you pay depends on the size and height of the roof, access and which survey you book.
What to tell us when you contact us
Here’s what helps us most when you get in touch:
- Any stains, drips or damp patches you’ve seen indoors
- Your timetable, like an exchange date
- Your postcode, so we can check access and travel
- How the loft is reached, if there is one
A quick phone call is usually the easiest start: phone 07833 053749 or send us an email, and we will ask about the building and what you need. The price is agreed before a date is set.
What a survey does not cover
Without opening up the roof, some things stay hidden, and that sets some limits:
- How the roof will behave in every kind of weather
- Confirmation of asbestos in soffits or cement sheets
- Walls, floors and services below the roof
Checking the roof from ground level
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
Questions from PO8
Is your survey a structural engineer’s report?
No. Where we see something that needs a structural engineer, the report says so. We don’t provide structural calculations.
Are you insured?
Our cover is professional indemnity plus public liability, and details are available on request.
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. Roofs over flats are frequently shared, so we need permission from the building owner or managing agent. We can only inspect what we are given access to.
When will the report arrive?
Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photos.
Do you give a life expectancy for the roof?
Not as a figure. We describe the condition of each part of the roof and how it is wearing, with recommendations ranked by urgency.
Does someone need to be in?
That depends on the survey. For inside areas and the loft space, someone has to give us access.
How do I book a survey in PO8?
