How a roof survey works in Cowplain

The report is written for you, in plain language. Each defect is described with photographs and a recommendation, and where it is relevant we say what’s urgent and what can wait. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where applicable and a same-day report. Each report is emailed to you. We survey flat roofs, clay and concrete tiles and ridges, hips and valleys, and people most often book us about condensation or damp timbers in the loft and slates or tiles that have slipped or broken.

Around Cowplain, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are normally where the work is, and the fixings under the coverings matter too. The fixings under an older roof frequently fail before good slates or tiles do.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Why it’s worth a survey now in Cowplain

It is easier to plan roof work than to react to it. With a report, you can tackle the urgent jobs first and plan the rest, rather than waiting for something to fail. Around Cowplain, leaves and moss in gutters lead to overflowing water and damp walls, especially where trees overhang. Dealing with the cause is simple; drying out a wall is not.

Every price we give includes VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Checking the roof from ground level

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

What this survey cannot tell you

No survey can tell you everything, and it is better to know them up front. Keep these in mind:

  • An exact number of years the roof has left
  • Walls, floors and services below the roof
  • Structural calculations (that is a structural engineer’s job)

If in doubt, ring 07833 053749 or drop us an email and we will point you to the right survey before booking. The full list of what we check.

Roof surveys around Cowplain

Cowplain lies within about 4 miles of the sea, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or a downpour. Warblington Castle, about 4.5 miles south-east, is one of the historic houses in the wider area around Cowplain. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

Landlords with a home close to Rowlands Castle station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you own one of the older houses in the streets near The Hart Plain Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Cowplain is about 1 mile south-west of Horndean, in Hampshire. Anywhere in Cowplain, we can come and survey your property. Our area takes in places right across Hampshire. For surveys nearby, see our Portsmouth page.

We work across the PO8 and PO7 postcode area for roof surveys. We cover properties on Milton Road, King's Road and London Road. Cowplain: your questions answered

How do I find out if my home in Cowplain is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do roofs near the sea, like those around Cowplain, take more of a battering?

It can do. Cowplain is within about 4 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

Do you inspect the roof from on top?

When the roof and the conditions make it safe, yes. We also use views from the ground, windows and the roof space.

Do you test for asbestos?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them so a specialist asbestos surveyor can check before any work.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

What’s covered in a roof inspection?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it’s safe. The report includes photos and recommendations.

Signs you need a roof survey in Cowplain

The underlay under the coverings matters too. Breathable roofing membranes came into use in the UK in the late 1990s, so older roofs often have bitumen felt, and very old ones may have none. Torn or sagging felt lets water through.

Most people get in touch when they’ve noticed something like this:

  • Gaps in the roof where coverings have gone
  • Ridge tiles that have lifted or moved
  • Worn or blocked valleys
  • Crumbling chimney pointing or cracked flaunching

For site and facilities teams at buildings such as Woodcroft Primary, large buildings have long gutter runs and big roofs that need checking like any other.

Before you book anyone

  • Their drone registration, if they fly one
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Whether they hold professional indemnity and public liability insurance
  • Whether the loft space is looked at, where there is one

What a good roof survey covers

What we do, step by step

After the inspection, everything we found is written up as a written report with photos, emailed to you. As for time on site, it typically takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Being in a smaller place like Cowplain does not change how the visit works: we look from ground level, from windows, from the loft and from the roof where it is safe. It is useful to show us anything you’ve already noticed.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We look at the roof from every safe viewpoint outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

How to prepare

  • Make sure pets are kept safely away
  • Clear the way to the loft hatch
  • Make a note of anything you’d like us to look at
