Hart Plain questions

Is Hart Plain within the area you cover?

Yes, Hart Plain is covered. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

Is the coastal weather around Hart Plain hard on roofs?

Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and Hart Plain is within about 4 miles of the coast.

Can you survey a roof I share with a neighbour?

Yes, we can. We inspect what the owner gives us access to. If a problem seems to come from next door, we’ll say so.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so the building owner or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

Can you survey at the weekend?

We carry out surveys on any day of the week. To find a day that suits you, ring 07833 053749 or drop us an email.

Will you climb onto the roof?

Only where it is safe to do so. We also inspect from ground level, from windows and vantage points, and from the loft. On Premium, a drone is used where it applies.

How soon is the report ready?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.

Roof surveys for homes and businesses in Hart Plain

A roof survey tells you what condition your roof is in, before small faults become big ones. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it is safe to get in. You get a photo-illustrated written report and recommendations. Where it helps, we say which items are urgent and which can wait. Typical surveys look at flashings that have come away from the wall and leaking gutter joints and downpipes, across flat roofs, lead flashings and the roof space.

Around Hart Plain, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are typically where the work is, and the fixings under the coverings matter too. The fixings under an older roof often fail before good slates or tiles do.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Landlords, agents and block managers in Hart Plain

If the property is let, the agent or a tenant can let us in. We survey seven days a week, which can make access easier.

Letting agents often book on a landlord’s behalf. Access is agreed with the tenant ahead of time.

What we look for on each type of roof

Lead flashings and valleys

Lead flashings seal chimneys, walls and abutments. We check for lead that has lifted, split or slipped.

Flat roof coverings

Standing water, blisters and splits all point to wear. We also look at the edges, upstands and outlets, since leaks frequently start there.

Why act early in Hart Plain

Planned work is less stressful than an emergency. A survey lets you deal with things in order of urgency, rather than waiting for something to fail. On a bungalow or cottage around Hart Plain, the roof sits close to the rooms below, so water can show inside quickly once it gets past the covering. Finding the cause first saves a second job inside.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

Why us?

  • Over 20 years’ experience
  • An independent view of the roof
  • Weekday and weekend surveys

Can I check my roof myself?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in.

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.

How it works

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and record our findings for the written report. Most visits take about one to two hours for a house; commercial roofs usually need 3–4 hours. In a smaller place like Hart Plain, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We look at the roof from every safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a photo-illustrated written report and recommendations.

Preparing for the visit

  • If you’re buying, let the agent know when we are coming
  • Leave a clear route to the loft
  • Find any records of previous roof work

Arrange a survey

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just call 07833 053749 or email us when you are ready.

Advice

Roof surveys in Hart Plain: local notes

The coast is about 4 miles or less from Hart Plain, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Some Hampshire villages still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you look after a building such as Hart Plain Infant School, large buildings have long gutter runs and big roofs that need checking like any other. With Warblington Castle about 4.5 miles south-east, the area around Hart Plain has a long history. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is. If you own a rental within reach of Rowlands Castle station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
