Roof surveys for Catherington homes and businesses

What this survey cannot tell you

A survey is a close look at the roof, but it cannot do everything. The main limits are:

  • Asbestos testing of any kind
  • What’s under the slates, tiles or felt
  • Structural calculations (that’s a structural engineer’s job)

If in doubt, ring 07833 053749 or drop us an email and we’ll recommend the right survey before booking. What our survey covers.

Roof types and parts we check

  • The roof space
  • Flat roofs
  • Natural slate
  • Ridges, hips and valleys
  • Lead flashings
  • Clay and concrete tiles
  • Chimney stacks

Roof survey in Catherington

Across London and the South East, roofs differ widely. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, and many post-war homes have concrete interlocking tiles instead. We adapt the survey to the roof in front of us. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Each part is checked in the way that suits it. Common reasons to book are ridge tiles that have lifted or moved and gutters that overflow in heavy rain, across lead flashings, clay and concrete tiles and chimney stacks.

Older buildings in small places like Catherington may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Should I look at the roof myself first?

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

When to book a survey in Catherington

Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Over time lead flashings split, lift or work loose, and mortar fillets crack. Lead is also a target for theft.

We are frequently asked to look at:

  • Cracked or blistered flat roof coverings
  • Gaps in the roof where coverings have gone
  • Lifted, split or missing lead flashings
  • Worn or blocked valleys

If you own a rental within reach of Rowlands Castle station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Questions to ask before you book

  • How long the report takes to arrive
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Their insurance cover
  • Their track record with similar roofs

What a good roof survey covers

Different roofs, different checks

Lead flashings and valleys

Lead flashings seal chimneys, walls and abutments. Lifted, split or slipped lead is recorded, and for flashings replaced with mortar or bitumen.

Clay plain and peg tiles

Clay tiles are common on older South East homes, and some have Kent peg tiles held by pegs. When pegs or battens rot, tiles slip, leaving gaps along the courses.

What affects the cost of roof surveys

We confirm the price for your survey before booking. This is what makes a difference:

  • The size of the roof
  • Extensions, dormers and garages with roofs of their own
  • The package you choose: Basic, Standard or Premium
  • How complicated the roof is, with its valleys, chimneys and parapets

Roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included.

Catherington: your questions answered

Will you come out to Catherington?

We do. Villages and rural addresses get the same survey as a town house.

I let a flat near Rowlands Castle station. Can you check the roof?

Yes, landlords and letting agents book with us as well as owners. Just phone 07833 053749 or email us and let us know about the building, including who will give access on the day.

Which days do you carry out surveys?

Surveys run on weekdays and at weekends. To find a day that suits you, phone 07833 053749 or email us.

Does the weather affect the survey?

Light rain is usually fine; heavy rain and wind are different. In high wind or heavy rain, a drone can’t fly and access may not be safe, so we’d move the date with you.

Can you check whether my roof contains asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and a specialist asbestos surveyor should check them.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

How it works

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit normally takes about 1–2 hours for most houses, though large, tall or awkward roofs take more time. Somewhere as small as Catherington, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You tell us about the property and any concerns.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We check the roof from every safe vantage point, inside and out.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. Your report arrives by email, with recommendations prioritised by urgency.

How to prepare

  • Clear the way to the loft hatch
  • Make a note of anything you’d like us to look at
  • Buyers: confirm access with the estate agent or seller

Catherington homes and their roofs

A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

For an older house near a landmark like Church of All Saints, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Anyone responsible for a site like Catherington Church of England Infant School will know that a written record of a large roof helps plan work for the holidays rather than in term time.
