Pre-purchase roof surveys in Lovedean

How a pre-purchase roof survey works in Lovedean

Buyers in Lovedean and right across London and the South East use our pre-purchase roof survey. Whether it’s a terrace, a semi, a detached house or a flat, we follow the same careful process. We tell you what’s sound, what needs attention and how urgent it is. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To book, ring 07833 053749 or send us an email. Typical surveys look at quick fixes on flashings and valleys and worn or lifted lead flashings, on clay and concrete tiles, flat-roofed extensions and dormers and natural slate.

Being in a small place like Lovedean makes no difference to the inspection itself: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when booking. Whether you are buying or checking new work, the same care goes into it. Visits can be booked on weekdays, Saturdays and Sundays.

We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

What we do, step by step

We check the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes about one to two hours on an ordinary house, while a commercial roof takes nearer three to four hours. Around Lovedean, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. We agree a time and how we’ll get in, including the loft.
  3. The roof is inspected from every safe viewpoint, inside and out.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. You receive a written report with photos and recommendations to read before exchange.

Before the survey

  • Make a note of anything you’d like us to look at
  • Keep pets inside or away from the areas we are looking at
  • Mention any parking restrictions on your street

Advice

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.

How the survey changes by roof type

Chimney stacks

Leaning stacks, loose pots and eroded mortar are common findings. We photograph them so you can raise them before exchange.

Lead flashings and valleys

Many leaks start at a flashing, so we check each one closely. Any that need attention are photographed and explained.

Local roofs and buyers in Lovedean

Lovedean lies within about 5 miles of the sea, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or a downpour. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

Leave it or get it looked at?

Small roof defects let water in slowly. Damp can spread into timbers and ceilings before anyone sees a mark. Spotting it before you buy means you know about it from day one. Around Lovedean, older homes frequently have old roof timbers, where water from a failed roof can cause rot if it’s left.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The price for your roof depends on its size, access and what you need to know.

Lovedean questions

Is the coastal weather around Lovedean hard on roofs?

Often, yes. Lovedean is within about 5 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Will you come out to Lovedean?

Yes. Lovedean is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.

Can I take the findings back to the seller?

Yes. The report sets out what we found, with photos, which you can share with the seller or agent. How the seller responds is up to them.

Is this the same as a RICS Level 2 or Level 3 survey?

No. It is a dedicated roof survey, and you get a written report with photos. It is not a RICS survey and doesn’t cover the rest of the house.

How long have you been surveying roofs?

We’ve completed more than 5,000 surveys, over more than 20 years.

Are you insured?

We hold professional indemnity and public liability insurance.

Can you survey at the weekend?

Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days when you book.

Do you need a pre-purchase roof survey in Lovedean?

Viewings rarely include a proper look at the roof. You walk round the rooms, but the roof stays out of sight, and a quick glance from the street misses a lot. Fresh decoration can also cover the marks an old leak left behind, so a closer look is worth having before you commit.

Things that often lead to a survey include:

  • Quick fixes on flashings and valleys
  • Ponding, blisters or splits on a flat roof
  • Chimney mortar that has eroded
  • Lead that has worked loose at a wall or chimney

If you let a flat or house near Rowlands Castle station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

What to check before booking

  • How soon the report will arrive
  • Whether the roof space is looked at, where there is one
  • What’s outside the scope of the survey
  • Whether VAT is in the quoted price

What a good roof survey covers

What affects the cost of pre-purchase roof surveys

Several things affect the price of a survey:

  • If the survey needs thermal imaging or a drone
  • Extra roofs, like extensions, dormers or garages
  • Basic, Standard or Premium
  • How tall the building is and how easy the roof is to see

Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.
