FAQs for Clanfield
How do I find out if my home in Clanfield is listed?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Will you come out to Clanfield?
Yes, Clanfield is on our map. A small place gets exactly the same survey as a big one.
Will the roof report help me negotiate with the seller?
Yes, you can. You’ll have photos and a written description of each defect, so you can raise them with the seller or their agent. We cannot promise how the seller will respond.
Is your roof survey a RICS survey?
No. It is a dedicated roof survey, and you get a written report with photos. It does not cover the rest of the property, which a RICS survey does.
Is a roof survey worth having alongside a home survey?
It’s your choice, but the two do different jobs. A RICS home survey covers the whole building, and ours concentrates on the roof alone. Our survey complements a RICS survey and doesn’t replace one.

Pre-purchase roof survey in Clanfield: what you get
The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. A pre-purchase roof survey looks at it closely before you are tied in. We check the coverings, ridges, valleys, flashings, chimneys and gutters, and the roof space where it is safe to get in. The findings come in a written report with photos. If you are worried about loose pots and cracked flaunching and old water stains in the roof space, a survey will tell you what’s going on, on lead flashings and valleys, clay and concrete tiles and the roof space alike.
Older buildings in small places like Clanfield may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it is worth knowing which applies. England has around 10,000 conservation areas and about 500,000 listed buildings.
After the visit, you get a photo-illustrated written report, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

Can I check my roof myself?
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.
Roof by roof
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes in London and the South East. Worn or cracked lead lets water straight into the roof, and lead is also a target for theft.
Natural slate
Good slate is one of the longest-lasting roof coverings, but the nails holding it corrode long before that. When slates start to slip, corroded nails are frequently the reason.
Tips from our surveys
You do not need to be a roofer to help. What helps most:
- Watch for stains or fresh paint on ceilings below the roof
- For a flat, check who is responsible for the roof
- Ask for any paperwork for recent roof work
- Share the report with your solicitor
The report gives any roofer you ask to quote a clear brief. The photos show the defects and where they are, so each quote covers the same ground.
Do not block the vents at the eaves. Poor ventilation lets condensation build up, wetting timbers and insulation. Avoid packing insulation into the eaves so tightly that air can’t flow.
Prices for pre-purchase roof surveys in Clanfield
The price reflects the time and kit the roof needs. That comes down to:
- Whether you choose the Basic, Standard or Premium Survey
- Building height and the viewpoints available
- Features like valleys, chimneys, dormers and parapets
- Whether it is a home or a commercial building
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 with VAT included. We can help you choose the package that fits what you need to know.
Getting in touch
Getting the details right at the start saves time. Please include:
- The property’s address and postcode
- Any deadline, like an exchange date
- Why you want a survey: buying, a leak, a storm or new work
- Pictures of the roof from a safe spot, if you have them
Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or use the contact form to find out.
How it works
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. You’re welcome to ask questions while we are there. Rural addresses near Clanfield can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- The visit begins outside, from ground level and any safe vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- You get a photo-illustrated written report and recommendations before you exchange.
Before the survey
- Unlock side gates and any roof access doors
- Tell us where we can park nearby
- Keep pets inside or away from the areas we are looking at

Local roofs and buyers in Clanfield
England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest.
Landlords with a home close to Rowlands Castle station may find that a written report helps before buying a rental or paying for a new roof on one. The streets around a church such as Church of St James are often among the oldest in a place, and if your home is one of the older ones nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them.
