Pre-purchase roof survey in Wecock Farm: what you get

A full home survey looks at the whole property, so the roof is one item among many. Our survey isn’t a RICS survey, and it doesn’t replace one. It adds a focused look at the roof on its own, with photographs of what we find and written recommendations. The two sit side by side. We survey lead flashings and valleys, chimney stacks and natural slate, and common reasons people get in touch are slates or tiles that have slipped or gone and worn or lifted lead flashings.

Smaller places like Wecock Farm often have bungalows and cottages as well as houses, and many have been extended or had dormers added. Low roofs are easier to see from the ground, but dormer cheeks, valleys and flat-roofed additions still need close attention. That applies whether you are buying in Wecock Farm or checking a new roof there. Snags and wear both tend to show at dormer lead work and along flat-roof edges.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Practical tips

There is plenty you can do without going near the roof. What helps most:

  • Mention any deadline when you get in touch
  • For a flat, check who is responsible for the roof
  • Find out whether the roof has been replaced or patched
  • Ask whether there are papers for past roof work

The report gives any roofer you ask to quote a clear brief. They’ll see exactly what we found, and where, which makes quotes easier to compare.

Every so frequently, check the loft with a torch, keeping to boarded areas. Watch for stains, damp timbers and chinks of daylight. Take photos so you can show whoever looks at it.

How we price pre-purchase roof surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • If the survey needs thermal imaging or a drone
  • Whether you choose the Basic, Standard or Premium Survey
  • Extra roofs, like extensions, dormers or garages
  • How complicated the roof is, with its valleys, chimneys and parapets

Every price we give includes VAT, and the written report is part of the package. Pre-purchase roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Helping us price your survey

There is no need for technical words. It is enough to tell us:

  • Photos of the roof, taken safely from ground level or a window
  • Whether there is a loft hatch, a shared roof or tricky access
  • Your timetable, such as an exchange date
  • The style of property, from a terrace to a block

Pre-purchase roof survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can ring 07833 053749 or send us an email to find out.

Rented homes, blocks and businesses

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the survey around it.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

What we do, step by step

When we arrive, we start by asking what you’ve noticed and what you need to know. After that, we check everything we can see safely, from ground level, from windows, in the roof space and by drone where it applies. Most surveys take between one and two hours for a house, though large, tall or awkward roofs take more time. Homes around Wecock Farm often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. Inside, the loft is checked where it can be reached safely.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. We agree a time and how we will get in, including the loft.
  3. We look at the roof from ground level, from windows, from the loft space and from the roof where safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. You receive a written report with photos and recommendations to read before exchange.

Before the survey

  • Tell us about parking before the day
  • Have any paperwork from past roof work to hand
  • Jot down any questions you want answered

What we can’t see

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • A valuation or a promise of a lower price
  • Walls, floors, services and rooms below the roof
  • What’s under the slates, tiles or felt

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer before you book. The full list of what we check.

What a pre-purchase roof survey looks like in Wecock Farm

Wecock Farm lies within about 4 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, which is worth knowing before you buy or pay for new work. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

Warblington Castle, about 4.8 miles south-east, is one of the historic houses in the wider area around Wecock Farm. If you are buying an older home nearby, it’s worth knowing whether it’s listed or in a conservation area before you plan any re-roofing. If you own a rental within reach of Rowlands Castle station, a roof report gives you a clear picture before you buy or settle up with a roofer.

Questions from Wecock Farm

Does a conservation area affect roof work in Wecock Farm?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you cover smaller places like Wecock Farm?

Yes, Wecock Farm is covered. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Is this an asbestos survey?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.

How long will you be at the property?

The visit usually takes between one and two hours for most houses, with bigger or more complicated roofs taking longer. We will give you an idea of timing as you book.

Can you inspect my roof with a drone?

Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Do I need a roof survey if I’m having a RICS survey?

It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It isn’t a replacement for a RICS survey.

How quickly will I get the report?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your exchange date and we’ll help you choose.

Common roof problems in Wecock Farm

Flat roofs turn up on extensions, dormers, porches and garages. A felt roof often lasts around 15 to 20 years, and ponding, blisters and splits are common signs of age. A buyer can easily miss them, especially when they’re only visible from an upper floor.

It is worth booking a survey if you’ve seen:

  • Ponding, blisters or splits on a flat roof
  • Slates or tiles that have slipped or gone
  • Patch repairs that may hide an ongoing problem
  • Signs of past leaks inside the loft

If you live in an older home near The Hart Plain Church, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Before you book any roof surveyor

  • Whether the loft space is looked at, where there is one
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • What happens after the report arrives
  • Which viewpoints they use to see the roof
