Highbridge Chimney Survey
Chimney surveys in Highbridge, with over 20 years’ experience behind it. Every survey ends with a written report and photographs.
- Pots or cowls that look unsafe
- A chimney out of line
- Lifted or split lead flashings
What happens on the day
We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. A typical visit takes about one to two hours on an ordinary house; commercial roofs usually need 3–4 hours. For a village or hamlet like Highbridge, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.
- We start by noting which stacks are in use, shared or causing concern.
- We check the roof around each stack, including the flashings.
- The top of each stack is checked for cracked flaunching and loose pots.
- We note the brickwork, pointing and any sign of leaning.
- The report explains the condition and which work is most urgent.
How to prepare
- Leave side gates unlocked
- Keep pets inside or away from the areas we’re looking at
- Note where any stains or damp appear

Advice
How a chimney survey works in Highbridge
A damp patch on a chimney breast doesn’t always come from the same place. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Condensation inside an unventilated stack is another common cause. We check each possibility and record what we find. That points the work in the right direction. We survey lead flashings, chimney breasts and brick chimney stacks, and the problems we’re asked to look at most are damaged chimney pots and cowls and damp patches on chimney breasts.
In a small place like Highbridge, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.
The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

What else we do in Highbridge
Checking the roof from the ground
What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.
A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
What we cannot see
Without opening up the roof, some things stay hidden, and that sets some limits:
- Whether a gas appliance or its flue is safe
- Hidden damage within the stack
- Hidden sides of a shared stack
If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer before booking. What our survey covers.
What we look at
- Chimney pots and cowls
- Shared and party-wall stacks
- Lead flashings
- Chimney breasts
- Flaunching
- Brick chimney stacks
Why it’s worth a survey now in Highbridge
A small amount of repointing or new flaunching is usually a modest job. Left for a few winters, frost and water can loosen pots and bricks and the job gets bigger. In a place like Highbridge, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.
Prices start from £150, including VAT. The final price depends on the size and height of the roof, access and the package you choose.

Landlord and commercial surveys in Highbridge
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.
Letting agents can arrange access with tenants, at a time agreed in advance. Surveys run seven days a week, which helps when tenants work during the week.
Highbridge homes and their roofs
With South Stoneham House about 4.2 miles south-west, Highbridge sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
For site and facilities teams at buildings such as Colden Common Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Take an older house close to St Mary's Church: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Landlords with a home close to Eastleigh station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Your questions about chimney surveys in Highbridge
Do you cover smaller places like Highbridge?
Yes, Highbridge is covered. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.
Can a landlord with a rental near Eastleigh station book a roof survey?
Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
How long is the visit?
Expect it to take between one and two hours on an ordinary house, and more on a big or complicated roof. The written report follows by email.
Can you survey at the weekend?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you as you book.
Is this a RICS survey?
No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.
Do you use drones?
Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.
