Allbrook Chimney Survey
A survey of chimney stacks, pots, flashings and flaunching for Allbrook, from an experienced roof surveyor. Every survey comes with a written report and photos.
- Frost-damaged brickwork on the stack
- Worn or missing pointing
- Flashings pulling away from the stack
How the survey works
Safety comes first on every visit. We inspect what can be seen safely, and if part of the roof cannot be seen, the report says so. Most visits take roughly 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. Homes around Allbrook frequently have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. Inside, the loft is checked where it can be reached safely.
- First we talk through the stacks, their history and any problems.
- We look at every stack from wherever it can safely be seen.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- We look for damp on chimney breasts and in the loft space.
- You get a written report with photos and recommendations by email.

Chimney survey in Allbrook
We inspect chimneys from wherever they can safely be seen: from ground level, from windows and vantage points, and from the loft where there is access. With our Premium Survey, a drone inspection is included where it applies. If we can’t see part of the stack, the report makes that clear. Each defect is recorded with a photo and a plain description. If you are worried about gaps in the mortar around the pots and loose, cracked or missing pots, a survey will tell you what’s going on, on chimney breasts, brick chimney stacks and shared and party-wall stacks alike.
In a smaller place like Allbrook, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes often need the most attention. Nails and battens under older coverings often give out before the slates or tiles themselves.
If any part of the chimney stack couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

Do you need a chimney survey in Allbrook?
Stacks that were used for open fires for many years can weaken from the inside. Flue gases and damp can break down the mortar, sometimes more on one side than the other, which can make a stack lean.
A survey makes sense if you’ve noticed:
- Flaunching that has broken away
- Damp on a chimney breast inside
- Damaged chimney pots and cowls
- Worn or missing pointing
Anyone responsible for a site like Scantabout Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time.
Questions to ask before you book
- What exactly goes into their report
- What they will not be able to tell you
- Will they check the loft as well as the outside?
- Their track record with similar roofs

What a chimney survey does not cover
We only report what can safely be seen on the day, so there are some things a survey can’t cover:
- Hidden damage within the stack
- Structural calculations for a leaning stack
- Flue inspections or sweeping
If in doubt, phone 07833 053749 or drop us an email and we’ll suggest the right survey. What our survey covers.

Roofs, chimneys and gutters in Allbrook
With South Stoneham House about 3.7 miles south, Allbrook sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
The streets around a church such as St. Peter's Church are often among the oldest in a place, and if your house is among the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. Landlords with a home close to Chandlers Ford station may find that the gap between tenancies is a good time to have the roof looked at.

Landlord and commercial surveys in Allbrook
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it when you book and we’ll plan the visit with that in mind.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.
What we look for on each type of roof
Chimney breasts and the loft
Damp patches on chimney breasts often point to a problem above. We check the breasts and the stack in the loft space where we can reach.
Lead flashings
Over time, lead can lift or come away from the brickwork. We photograph any we find that look loose or damaged.
Should I look at the roof myself first?
It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book and it will help the survey.
Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
Allbrook: your questions answered
Do you cover smaller places like Allbrook?
Yes, we do. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.
Does a conservation area affect roof work in Allbrook?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
How long is the visit?
It usually takes between one and two hours at a house, as part of a look at the roof around the stack. You’ll then get the report by email, on the timescale of your package.
How can you see the top of the stack?
Each stack is viewed from the safest viewpoints: the ground, nearby windows and higher points, and the loft space. A drone inspection is included in our Premium Survey where it applies. We note anything we couldn’t see.
Why is my chimney breast damp?
There are a few common causes: cracked flaunching, worn pointing, failed flashings, uncapped pots, or damp trapped in an unventilated stack. We look at each one and note the most likely cause.
How quickly is the report sent?
Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, tell us when you book.
How much is a survey?
Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.
