Checking the roof from ground level

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

How a chimney survey works in Hiltingbury

We inspect chimneys from wherever they can safely be seen: the ground, nearby windows and higher points, and the roof space where it’s safe. A drone inspection is part of our Premium Survey where applicable. Where part of a stack cannot be seen, the report says so. Each defect is recorded with a photo and a plain description. If you are worried about a chimney out of line and spalled or crumbling bricks, we can find out what’s behind it.

In a smaller place like Hiltingbury, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. A careful look shows whether anything has started to loosen. Once one ridge tile or slate moves, wind gets under the next one too.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Before and after the survey

You do not need to be a roofer to help. What helps most:

  • Glance at the stacks from the street now and then
  • Don’t use a ladder to reach the stack yourself
  • File photos of the stacks with your home records
  • Ask about consent before removing a chimney on an older property

If the report recommends a structural engineer, a sweep or a Gas Safe registered engineer, it will say why. It gives them a clear starting point.

Have aerial and dish brackets on the stack checked, and moved if they’re working it loose. Less load on the stack means less strain in wind.

What affects the cost of chimney surveys

Not every roof costs the same to survey, for these reasons:

  • Extensions, dormers and garages with roofs of their own
  • The type of building, from a house to a block or an office
  • Which survey package you book
  • Chimneys, valleys, parapets and other details

A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400. We confirm the price for your survey before booking.

What we need to know

There is no need for technical words. Just let us know:

  • The kind of building and roof involved
  • Any photos you have, taken from ground level or a window
  • The property’s address and postcode
  • Any deadline, such as an exchange date

To book a survey, ring 07833 053749 or send us an email and tell us the address and what’s prompted the survey. You will know the price before anything is booked.

Hiltingbury questions

Do you cover smaller places like Hiltingbury?

Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

I let a flat near Chandlers Ford station. Can you check the roof?

Yes, rented property is part of what we cover. You can ring 07833 053749 or send us an email with the address and some details.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of customers are satisfied.

We carry out surveys on any day of the week. To find a day that suits you, phone 07833 053749 or use the contact form.

What’s the best way to book?

It’s easiest to phone 07833 053749 or use the contact form. Give us the address and a few details about the roof, and we will suggest the right survey. Surveys run on any day of the week.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

Will you check the loft?

If there is a loft and safe access to it, yes. The loft space can show things the outside can’t, like damp timbers, staining or daylight.

Common roof problems in Hiltingbury

Where a chimney meets the roof, lead flashings keep water out. They can lift in wind, crack with age or pull out of the mortar joints. Failed flashings are one of the most common causes of damp around chimneys. Lead is also a target for theft.

We’re frequently asked to look at:

  • Worn or missing pointing
  • A chimney out of line
  • Gaps where the stack meets the roof
  • Spalled or crumbling bricks

Take an older house close to St. Martin in the Woods: old fixings, lead flashings and tall chimneys are typical of older roofs.

Questions to ask before booking

  • Will they check the loft as well as the outside?
  • What happens after the report arrives
  • What experience they bring
  • What the report includes, and whether it has photographs

What to expect from a roof survey

How it works

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take an hour or two at a house, as part of a look at the roof around the stack. With a bit of garden around a house, as there often is around Hiltingbury, the roof can be viewed from several angles. Mention any side of the property we can’t get to. Inside, the loft is checked where it can be reached safely.

  1. You tell us whether any stacks are shared, unused or leaning.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

Getting ready for the survey

  • Dig out any old roof reports or invoices
  • Leave a clear route to the loft
  • Check pets are kept safely away

Advice

Roof by roof

Chimney pots and cowls

On redundant flues, we look at how the pots are capped. Capping without ventilation can trap moisture.

Brick stacks

Most chimney stacks are built of brick, with mortar joints that wear over time. We check the bricks for spalling and the joints for erosion.

Chimney surveys around Hiltingbury

A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. About 4.3 miles south lies South Stoneham House, a reminder of how long the area around Hiltingbury has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof.

Take a building like Hiltingbury Junior School: a written record of a large roof helps plan work for the holidays rather than in term time. Landlords with a home close to Chandlers Ford station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.
