Roof surveys in SO51

How a roof survey works in SO51

Our roof surveys cover SO51 and the wider South East. We carry out surveys on weekdays and at weekends. We hold professional indemnity and public liability insurance. Each survey ends with a written report, emailed with photos and recommendations. Whether it is a house, a flat or a commercial building, the process is the same. To arrange a survey, ring 07833 053749 or email us. Common reasons to book are water stains on rafters and ceiling joists and loose chimney pots, on ridges, hips and valleys, the roof space and chimney stacks.

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It normally takes roughly 1–2 hours at a typical home, and longer for a large or complex roof.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the roof space where there’s safe access.
  5. We email a written report with photographs and recommendations.

Prices in SO51

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.

Around Romsey

Locally, jobs take us to homes and businesses close to Romsey Primary School, The Romsey School and Bishop Blaize Public House. Other local landmarks include St Swithun's Church (0.7 miles east) and The Mountbatten School (0.9 miles south-east). Romsey’s nearest station is Romsey station, about 0.5 miles west. A little further out are Romsey Community Hospital (within half a mile south) and King Johns House (0.8 miles west). Not far away are Emer Bog and Baddesley Common.

Roof surveys across SO51: local notes

Across SO51, we survey roofs for owners, landlords and agents, in Chandler's Ford, Romsey and Hiltingbury and well beyond. Each report sets out what was seen, with photos and recommendations.

Our surveys reach from London out to Kent, Sussex, Surrey, Essex, the Thames Valley, Hampshire and the Isle of Wight, and SO51 is well within that. We survey on any day of the week. SO51 includes coastal places, where roofs take more wind and salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Romsey: Mottisfont Abbey lies about 4 miles north-west, so building around Romsey goes back a long way. If your home is one of the older ones, the roof may have been repaired many times, and the survey records how each part is holding up. Take an older house close to St Swithun's Church: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Leave it or get it looked at?

Valley gutters and parapet gutters are out of sight until they overflow. An overflow there sends water indoors. We check them before they cause trouble.

Questions to ask before you book

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • When you will get the report
  • What follow-up you get after the report
  • Whether VAT is in the quoted price

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Tips from our surveys

Here are a few things we’d tell any owner:

  • Clear the loft hatch area before we arrive
  • Mention any damp patches when booking
  • Ask about a flat roof on an extension or garage too
  • Find records of any re-roofing or repairs

If you need work done, the report gives roofers a clear brief. The photos show what we found and where, which makes quotes easier to compare.

Don’t block the vents at the eaves. Condensation builds up when air can’t move, and it can wet timbers and insulation. Make sure insulation does not block the airflow at the eaves.

What we’re asked to look at in SO51

Chimneys stand exposed above the roof. Pointing erodes, flaunching cracks and pots work loose. Water that gets into a stack can show up as damp in the rooms below.

Most people get in touch when they’ve noticed something like this:

  • Standing water on a flat roof
  • Flashings that have come away from the wall
  • Worn or blocked valleys
  • Slipped, cracked or missing slates and tiles

When you need someone else

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Structural calculations (that is a structural engineer’s job)
  • Faults hidden behind ceilings or boarding
  • Confirmation of asbestos in soffits or cement sheets

FAQs for SO51

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

Do you go up on the roof?

Where it’s safe, yes. We also inspect from ground level, from windows and vantage points, and from the loft. The Premium Survey adds a drone where it applies.

How do I book a survey in SO51?

It’s easiest to ring 07833 053749 or use the contact form. Tell us the address and a little about the roof, and we’ll take it from there. We survey on weekdays and at weekends.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first. Mention it when you get in touch and we will plan the survey around it.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Do you give a life expectancy for the roof?

We do not give a number of years. We describe the condition of each part of the roof and how it’s wearing, and we say what needs attention and how urgently.

How soon is the report ready?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It’s emailed to you.
