Prices for roof surveys in Crampmoor

Prices always include VAT. What changes the price is:

  • The package you choose: Basic, Standard or Premium
  • Chimneys, valleys, parapets and other details
  • The number of roofs, including extensions and garages
  • Whether thermal imaging or a drone is needed

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

Helping us price your survey

You do not need to know any roofing terms. It is enough to let us know:

  • Whether there’s a loft hatch, a shared roof or tricky access
  • The address and postcode of the property
  • Pictures of the roof from a safe spot, if you have them
  • Why you want a survey: buying, a leak, a storm or new work

A quick phone call is normally the easiest start: phone 07833 053749 or email us, and we will ask about the building and what you need. You will have a price before anything is arranged.

How a roof survey works in Crampmoor

Our report is written in plain English, not jargon. Each defect is described with photographs and a recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where applicable and a same-day report. Each report is emailed to you. Typical surveys look at ponding, splits or blisters on flat roofs and condensation or damp timbers in the loft, across clay and concrete tiles, the roof space and lead flashings.

Older buildings in small places like Crampmoor may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

Should I look at the roof myself first?

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Common questions in Crampmoor

Can a landlord with a rental near Romsey station book a roof survey?

Yes, rented property is part of what we cover. You can phone 07833 053749 or use the contact form with the address and a few details.

How do I find out if my home in Crampmoor is listed?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you look in the roof space?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Does a roof survey replace a structural engineer?

No. Where we see something that needs a structural engineer, the report says so. We don’t provide structural calculations.

Do you cover Crampmoor for roof surveys?

Yes. Crampmoor is part of the area we cover, and the service is the same as everywhere else we work.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.

Does this replace a RICS home survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

How it works

The visit normally starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. In total, it takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Cottages and farmhouses around Crampmoor often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.

  1. We start by hearing what you’d like checked and why.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it’s safe.
  4. Every part of the roof is checked and photographed.
  5. We email a written report with photographs and recommendations.

Before we arrive

  • Gather any invoices or paperwork from past roof work
  • If you are buying, let the agent know when we’re coming
  • Move anything stored under the loft hatch

When you need someone else

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • A full building survey of the property
  • An exact number of years the roof has left
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

If you’re not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before booking. What a survey covers and does not.

What this survey covers

  • Clay and concrete tiles
  • Ridges, hips and valleys
  • Natural slate
  • Flat roofs
  • Chimney stacks
  • The roof space
  • Lead flashings

What happens if roof problems are left?

Roof faults rarely stay the same size. One slipped slate lets water reach the battens and underlay, and wet timber starts to decay. Catching it early means less to put right. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

Roof surveys in Crampmoor: local notes

About 4.4 miles north-west lies Mottisfont Abbey, a reminder of how long the area around Crampmoor has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

If you own one of the older houses in the streets near St Swithun's Church, its chimney, valleys and lead work are likely to be the parts that need attention first. Take a building like Cupernham Infant School: large buildings have long gutter runs and big roofs that need checking like any other. If you own a rental within reach of Romsey station, the gap between tenancies is a good time to have the roof looked at.

Crampmoor is about 1 mile north-east of Romsey, in Hampshire. Bookings from Crampmoor are handled just like any other: a call or an email, a price, then a date. Our area takes in places right across Hampshire. There’s also a page for Southampton.

Useful tips for Crampmoor property owners

These tips come from what we see on roofs every week, before and after a survey:

  • Mention any damp patches as you book
  • Keep a record of damp patches and dates
  • Mention any flat roofs as well as the main roof
  • Keep the report with your property records

File the report with your other home documents. It gives you something to compare against later, and buyers may ask about the roof when you sell.

Look at your roof from the ground after strong winds. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Prompt repairs stop small problems growing.
