Crampmoor Pre-Purchase Roof Survey
Pre-purchase roof surveys across Crampmoor, with over 20 years’ experience behind it. You get a clear report with photographs.
- Bitumen or mortar used in place of proper repairs
- Signs of past leaks inside the loft
- Gutters that overflow or drip at the joints
What happens if roof problems are left?
After exchange, any roof defect is yours to deal with. Before it, you still have choices. Finding out later gives you the same facts, but with far less room to act on them. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, inc. VAT. We can help you choose the package that fits what you want to find out.

Pre-purchase roof survey in Crampmoor
Buyers in Crampmoor and right across London and South East England use our pre-purchase roof survey. Whether it’s a terrace, a semi, a detached house or a flat, the roof gets the same careful look. The report says what’s in good order, what isn’t and what to deal with first. We’re insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To book, phone 07833 053749 or drop us an email. We survey flat-roofed extensions and dormers, lead flashings and valleys and gutters and downpipes, and common reasons people get in touch are damp timbers or stains in the loft and blistered or split felt on a flat roof.
Somewhere as small as Crampmoor, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you’re buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How the survey works
The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes between one and two hours at a typical home; commercial roofs usually need 3–4 hours. For a village or hamlet like Crampmoor, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.
- We help you pick the package that suits the property.
- We agree a visit, including weekends if that helps.
- We inspect and photograph every part of the roof we can safely see.
- Standard and Premium surveys add the extra checks they include.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.
Preparing for the visit
- Clear the way to the loft hatch
- For flats, check roof access has been agreed
- Find any records of previous roof work

Landlords, agents and block managers in Crampmoor
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.
Letting agents can arrange access with tenants. Surveys run seven days a week, which can make access easier.
Honest limits
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- What’s under the slates, tiles or felt
- Walls, floors, services and rooms below the roof
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
If in doubt, ring 07833 053749 or send us an email and we will point you to the right survey before you book. What our survey covers.
What we check
- Chimney stacks
- Lead flashings and valleys
- Flat-roofed extensions and dormers
- Gutters and downpipes
- Clay and concrete tiles
- The roof space
- Natural slate
What affects the cost of pre-purchase roof surveys
All our prices include VAT. What changes the price is:
- The number of roofs, including extensions and garages
- The type of building, from a house to a block or an office
- Whether you choose the Basic, Standard or Premium Survey
- Any need for thermal images or a drone flight
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.
Getting in touch
These details help when you contact us:
- Pictures of the roof from a safe spot, if you have them
- What made you get in touch
- Anything about access we should know
- Where the property is, with the postcode
If you have photos of the roof, send them over. Take them safely from ground level or a window; never climb up to get a better view. To send them or to book, phone 07833 053749 or send us an email.
Can I check my roof myself?
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
What you can’t do safely is get up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where it applies.
Your questions about pre-purchase roof surveys in Crampmoor
Do you cover Crampmoor?
Yes. We cover the whole of London and South East England, and Crampmoor is part of that. Just ring 07833 053749 or email us and tell us about the property.
Do you cover smaller places like Crampmoor?
Yes, Crampmoor is covered. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.
Can I use the report to negotiate on price?
Yes, you can. You will have photos and a written description of each defect, so you can raise them with the seller or their agent. How the seller responds is up to them.
Can you tell me if my roof has asbestos?
No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.
Can you inspect my roof with a drone?
Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
How many surveys have you done?
Over 20 years and more than 5,000 surveys, across London and South East England.
What insurance do you have?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
Crampmoor homes and their roofs
If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.
For landlords with property near Romsey station, a written report helps before buying a rental or paying for a new roof on one. If your home is one of the older ones in the streets near St Swithun's Church, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. With Mottisfont Abbey about 4.4 miles north-west, the area around Crampmoor has a long history. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area.
