What this survey can’t tell you

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • What’s under the slates, tiles or felt
  • How the roof will behave in every kind of weather

If in doubt, ring 07833 053749 or send us an email and we’ll point you to the right survey. What a survey covers and doesn’t.

Roof types and parts we check

  • Lead flashings
  • Natural slate
  • Ridges, hips and valleys
  • Flat roofs
  • Chimney stacks
  • The roof space
  • Clay and concrete tiles

Roof surveys for homes and businesses in Michelmersh

Our roof survey gives you a clear picture of your roof’s condition. We check the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, along with the loft where it is safe to get in. The report sets out what we found, with photos and recommendations. Where it is relevant, the recommendations are prioritised by urgency. We survey chimney stacks, the roof space and natural slate, and the problems we’re asked to look at most are cracked or blistered flat roof coverings and leaning or weathered chimney stacks.

Older buildings in small places like Michelmersh may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Roof surveys around Michelmersh

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Common roof problems in Michelmersh

Not every roof problem comes from outside. Poor ventilation lets condensation build up in the loft, wetting timbers and insulation. It is often mistaken for a leak.

Most people get in touch after spotting something like this:

  • Valley linings that have cracked or split
  • Loose ridge or hip tiles
  • Cracked or blistered flat roof coverings
  • Flashings that have come away from the wall

The streets around a church like Church of St Mary are often among the oldest in a place, and if yours is one of the older homes nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

What’s in a roof survey

How it works

We will ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a hamlet or village like Michelmersh, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You let us know about the property and any concerns.
  2. We arrange a day that suits you, including weekends.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. We email a written report with photographs and recommendations.

Before the survey

  • For flats, check roof access has been agreed
  • Point out any leaks or damp patches
  • If it is not your property yet, arrange access through the agent

Advice

Can I check my roof myself?

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

FAQs for Michelmersh

Is my home in Michelmersh listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Is Michelmersh within the area you cover?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

What does a roof survey include?

All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.

Does someone need to be in?

Not always. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

Do you look in the roof space?

If there’s a loft and safe access to it, yes. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.

Does a roof survey replace a structural engineer?

No. Where we see something that needs a structural engineer, the report says so. We don’t provide structural calculations.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
