Roof by roof

Concrete interlocking tiles

Many post-war houses have concrete interlocking tiles. They’re heavy and hard-wearing, but their surfaces weather over the years.

Flat roof coverings

Some flat roofs have been coated over several times. We say what we can see and when a closer look would need opening up.

Roof survey in Awbridge

Our roof survey gives you a clear picture of your roof’s condition. We check the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, along with the loft where it’s safe to get in. You get a photo-illustrated written report and recommendations. Where it’s relevant, the recommendations are prioritised by urgency. If you’ve noticed standing water on a flat roof and leaking gutter joints and downpipes, a survey will tell you what’s going on, whatever the roof.

In a village or hamlet like Awbridge, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s usually the chimneys and lead flashings that need work first.

If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

What we do, step by step

After the inspection, everything we found is written up in a report with photos, emailed to you. On timing, it typically takes between one and two hours for most houses, and longer for a large or complex roof. Older rural homes like those around Awbridge can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. You get in touch with the address and anything you’ve noticed.
  2. A visit is booked for a weekday or a weekend.
  3. We look at the roof from every safe vantage point, inside and out.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Local roofs in Awbridge

A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

With Mottisfont Abbey about 2 miles north, the area around Awbridge has a long history. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is. If you own a rental within reach of Mottisfont & Dunbridge station, a roof report helps you deal with small faults before they turn into a call from a tenant.

When you need someone else

It helps to know what a survey won’t do before you book:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Structural calculations (that is a structural engineer’s job)
  • The condition of the rest of the building (that’s a RICS home survey)

FAQs for Awbridge

How do I find out if my home in Awbridge is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

I let a flat near Mottisfont & Dunbridge station. Can you check the roof?

Yes, landlords and agents are among the people we work for. You can call 07833 053749 or drop us an email with the address and what you need.

Is a roof survey the same as a structural survey?

No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It is not a structural engineer’s report and doesn’t include calculations.

Do I need to be at home?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first. Tell us about it as you book and we’ll explain what’s needed.

What does a roof survey cost?

Roof survey starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it is agreed before booking.

What’s the best way to book?

To arrange a survey, phone 07833 053749 or email us and let us know the address and what you’d like to know. We’ll confirm the price and agree a day with you.

What a survey costs

All our prices include VAT. What changes the price is:

  • If the survey needs thermal imaging or a drone
  • Whether it’s a home or a commercial building
  • The shape of the roof and its details
  • Whether you choose the Basic, Standard or Premium Survey

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

Booking your survey

When you call or email, these details help:

  • The property’s address and postcode
  • The kind of building and roof involved
  • Any deadline, like an exchange date
  • Any marks or damp showing indoors

Unsure which package suits your roof? It is easiest to ring 07833 053749 or use the contact form and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.

What happens if roof problems are left?

Before you put a home on the market, it is useful to know the roof’s condition. You will know what a buyer’s survey might pick up, or at least know what to expect. Older and listed buildings around Awbridge may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400, both including VAT. You will know the exact price before booking.

Common roof problems in Awbridge

Weather is the main thing that wears a roof down. Strong gusts work at anything that isn’t firmly fixed, and rain finds any gap it can. What starts as one slipped slate can become a leak.

Look out for signs like these:

  • Gutters that overflow in heavy rain
  • Worn lead at chimneys and abutments
  • Torn or sagging underlay
  • Slates or tiles that have slipped or broken

For site and facilities teams at buildings such as Awbridge Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.
