About our roof survey in Kimbridge

Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common in felt, EPDM rubber, GRP or asphalt. They’re included alongside the main roof, looking for ponding, splits, blisters and worn upstands. A flat roof usually wears out sooner than a pitched one. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. We survey clay and concrete tiles, chimney stacks and natural slate, and the problems we’re asked to look at most are valley linings that have cracked or split and blocked, sagging or leaking gutters.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

How it works

We check the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey usually takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a small place like Kimbridge, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You tell us about the property and any concerns.
  2. We arrange a day that suits you, including weekends.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it is safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. We email a photo-illustrated written report and recommendations.

Advice

What we look for on each type of roof

Chimney stacks

We check the stack itself, and it is not a flue or gas safety check. We’ll tell you if the flue needs a specialist.

Clay plain and peg tiles

Handmade and machine-made clay tiles are long-lasting. Slipped, cracked and missing tiles are recorded, and for spalling where the surface has flaked.

Honest limits

Some things cannot be seen without opening up the roof, and that sets some limits:

  • Walls, floors and services below the roof
  • Asbestos testing of any kind
  • Whether the roof structure meets design loads

If in doubt, phone 07833 053749 or send us an email and we will suggest the right survey before booking. The full list of what we check.

Kimbridge: your questions answered

Is Kimbridge within the area you cover?

Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Does a conservation area affect roof work in Kimbridge?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you look in the loft space?

Normally, if there is one and it can be reached safely. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.

Does a roof survey replace a structural engineer?

No. Where we see something that needs a structural engineer, the report says so. We don’t provide structural calculations.

What if it rains on the day?

It can, depending on the survey. Drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather is not right.

Can you look at a roof that is joined to next door?

Yes. We survey the parts of the roof you have access to. If a problem seems to come from next door, we’ll say so.

Do you give a life expectancy for the roof?

Not as a figure. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.

Roof surveys around Kimbridge

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you live in an older home near Church of St Andrew, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Mottisfont Abbey, about 0.9 miles north, is one of the historic houses in the wider area around Kimbridge. Older homes in the area may have roofs that need matching materials when work is done. Landlords with a home close to Mottisfont & Dunbridge station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

Kimbridge is about 3 miles north-west of Romsey, in Hampshire. Roofs in Kimbridge get the same thorough look as anywhere else in Hampshire. Our Hampshire coverage includes Kimbridge. We also survey roofs in Southampton.

What happens if roof problems are left?

Leaks rarely show up straight away. Damp spreads through insulation and timber before anything shows below. From inside the loft space, we can frequently spot it sooner. In a small place like Kimbridge, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.
