Can I check my roof myself?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

Landlord roof survey in Kimbridge: what you get

We check the same things on a let roof as on any other: coverings, ridges, hips, valleys, flashings, chimneys, gutters and the roof space. Flat roofs over blocks, rear additions and garages are covered too where they’re part of the brief. We also look at chimneys, parapets and party-wall upstands where it’s safe to see them and the loft where access is safe. If you’re worried about standing water on a flat roof and parapets and upstands in poor repair, we can find out what’s behind it, on blocks of flats, shared roofs and flat roofs on blocks alike.

Some older homes in villages like Kimbridge are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

The report is written in plain words, so you don’t need to be a roofer to follow it. Photos show what each point refers to.

What we do, step by step

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes between one and two hours at a typical home, or half a day or so for a commercial building. Around Kimbridge, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.

  1. First, we confirm the roofs and areas to be surveyed.
  2. You or your agent arrange access to the roof space and any flats we need to enter.
  3. The roofs are inspected from ground level, vantage points, the roof space and the roof where it is safe.
  4. Defects are photographed and their urgency noted.
  5. You get a written condition report to help plan maintenance.

Kimbridge questions

I let a flat near Mottisfont & Dunbridge station. Can you check the roof?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Does a conservation area affect roof work in Kimbridge?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

How long have you been surveying roofs?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

What insurance do you have?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Will you inspect a roof that several owners share?

Yes, we survey shared roofs often. Where a neighbouring roof is not part of the access, we can only see it from vantage points, and the report says so.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first. Mention it when you get in touch and we will explain what’s needed.

What’s the best way to book?

To arrange a survey, phone 07833 053749 or use the contact form and tell us the address and what you want to find out. We will confirm the price and agree a day with you.

Do you need a landlord roof survey in Kimbridge?

On a shared roof, it’s not always clear who should act. Everyone may think someone else is responsible and work gets delayed. A condition report gives everyone the same starting point.

People normally book a survey after spotting something like this:

  • Cracked or leaning shared chimneys
  • Leaking joints at party walls
  • Gutters overflowing onto walls
  • Ceiling stains reported by tenants

The streets around a church such as Church of St Andrew are often among the oldest in a place, and if yours is one of the older homes nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

What a good roof survey covers

Why act early in Kimbridge

A leak in a block rarely stays in one place. Early surveys help avoid damage spreading between flats. Outbuildings and barns around Kimbridge are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

What affects the cost of landlord roof surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Whether thermal imaging or a drone is needed
  • Height and safe access
  • How big the roof is
  • Basic, Standard or Premium

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What to let us know when you contact us

We will usually ask about:

  • Where any leaks, stains or damp patches show inside
  • Any deadline, such as an exchange date
  • What made you get in touch
  • The kind of building and roof involved

Different roofs, different checks

Flat roofs on blocks and rear additions

Outlets on flat roofs block easily, and standing water follows. We check them as part of the survey.

Shared chimney stacks

Chimney stacks are often shared between houses or flats. We check pots, flaunching, pointing and flashings as far as can be seen.

Local roofs in Kimbridge

Historic houses such as Mottisfont Abbey, about 0.9 miles north, show how far back building in the area around Kimbridge goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you look after a building like Awbridge Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. Landlords with a home close to Mottisfont & Dunbridge station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
