Kimbridge: your questions answered
Do you survey roofs for landlords with property near Mottisfont & Dunbridge station?
Yes, rented property is part of what we cover. You can call 07833 053749 or drop us an email with the address and some details, including who will give access on the day.
Will you come out to Kimbridge?
Yes, we do. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
What’s the best way to book?
Simply call 07833 053749 or send us an email with the address. We will ask a few questions, confirm the price and agree a date, weekday or weekend.
Can you survey a shared roof?
Yes, once whoever controls the roof agrees access. We check the parts we’re given access to.
Can you tell me if my old gutters contain asbestos?
No, that’s a job for a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so it can be checked before work starts.
What’s the price of a gutter survey?
Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Just ring 07833 053749 or send us an email for a price.
Does this replace a RICS home survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.
Gutter survey in Kimbridge
People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance and buyers sometimes want the gutters looked at before they exchange. The survey and report follow the same steps whatever the reason, with photos and written recommendations. We survey on weekdays and at weekends. If you’ve noticed rotten fascias or stained soffits and hoppers and outlets full of debris, we can find out what’s behind it.
Some older homes in villages like Kimbridge are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photo. You will see the good as well as the bad.

Tips from our surveys
Small things make a difference, both for the survey and for the roof itself. Our tips:
- Leave gutter checks at height to someone equipped for it
- Have gutters cleared at least once a year
- Watch the gutters during heavy rain
- Watch ceilings under valley gutters for fresh marks
If we think the problem lies underground, we will say so, so you can arrange a drain survey. We also note anything else we spot on the roof while we’re there.
Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but you cannot check them from the street, so check they’re included in any clearing work.
Local roofs in Kimbridge
About 0.9 miles north lies Mottisfont Abbey, a reminder of how long the area around Kimbridge has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
If you let a flat or house near Mottisfont & Dunbridge station, a dated record of the roof is useful when planning maintenance across a let. The streets around a church such as Church of St Andrew are often among the oldest in a place, and if yours is one of the older homes nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Can I check my roof myself?
During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

What a survey costs
Several things affect the price of a survey:
- Any need for thermal images or a drone flight
- Whether it’s a home or a commercial building
- The package you choose: Basic, Standard or Premium
- How many separate roofs there are, like extensions, dormers and garages
Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. We confirm the price for the job before you book.
Helping us price your survey
These details help when you contact us:
- Any stains, drips or damp patches you’ve seen indoors
- Access details, such as a loft hatch or a shared roof
- The type of building and roof, such as pitched or flat
- Dates you’re working to, such as exchange
A quick phone call is usually the easiest start: call 07833 053749 or use the contact form. You will have a price before anything is arranged.
What we do, step by step
There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. The survey itself takes an hour or two at a house, depending on how many gutter runs and downpipes there are. Older rural homes like those around Kimbridge can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.
- You tell us where you’ve seen overflows, drips or damp.
- The eaves gutters, downpipes and fascias are checked from ground level and windows.
- We check hidden gutters as far as safe access allows.
- Where it is safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.
Preparing for the visit
- Tell us about parking before the day
- Have any questions written down, so nothing gets missed
- If the roof is shared, arrange access with whoever manages the building
How to book
Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, call 07833 053749 or drop us an email with the address and the days you’d prefer.

Signs you need a gutter survey in Kimbridge
Sometimes a gutter struggles with the area of roof draining into it. An extension or extra roof slope can add water to an existing gutter, and a heavy downpour shows up the problem.
We’re frequently asked to look at:
- Water backing up from a hidden gutter
- Joints that drip after rain
- Fascia boards damaged by overflowing water
- Gutters that have fallen out of line
Anyone responsible for a site like Awbridge Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
Choosing a roof surveyor
- Whether VAT is added on top
- Whether any drone flown is registered with the CAA
- Whether the roof space is looked at, where there is one
- What the report includes, and whether it has photos
When you need someone else
It’s useful to know what a survey won’t do before you book:
- Parts of gutters that can’t be seen safely
- Damage hidden inside walls or behind boards
- Confirming asbestos in older rainwater goods
