How the survey changes by roof type

Slate roofs

Broken slates left on a new roof are a common snag. They’re photographed for the report.

Ridges, hips and verges

Loose ridge or hip tiles are a common snag. We photograph any we find.

New roof snagging in Kimbridge: what you get

A new roof needs to breathe. We look for ridge, eaves or tile vents where they’ve been fitted and look in the loft space for condensation. We note what we can see. Without enough airflow, a roof space can suffer from condensation, which is easier to put right while the roofer is still involved. We record what we see. We survey replacement roofs, new-build homes and loft conversions and dormers, and common reasons people get in touch are cracked or slipped new tiles or slates and poorly finished verges.

Some older homes in villages like Kimbridge are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you’re buying or signing off new roofing, it is worth knowing where you stand, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Common roof problems in Kimbridge

Scaffolding and materials can damage other parts of a building. A snagging check looks around the property as well as at the roof.

Look out for signs like these:

  • Gutters or fascias damaged during the job
  • Underlay ending short at the eaves
  • Loose or badly finished ridge tiles
  • Broken coverings left on a new roof

Landlords with a home close to Mottisfont & Dunbridge station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Questions to ask before booking

  • Their report turnaround times
  • Their track record with similar roofs
  • Whether they hold professional indemnity and public liability insurance
  • Is there a chance to talk the report through?

What a good roof survey covers

Why it is worth a survey now in Kimbridge

Small faults on a new roof can grow. A slipped verge tile or a loose flashing may let water through during the first winter. Finding them early means they can be dealt with quickly. For an older or listed building in a place like Kimbridge, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. The price for your roof depends on its size, access and what you want to find out.

Checking the roof from the ground

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

Your questions about new roof snagging in Kimbridge

Do you cover smaller places like Kimbridge?

We do. A small place gets exactly the same survey as a big one.

Do you carry out roof surveys in Kimbridge?

Yes, Kimbridge is within the area we cover. We cover the whole of London and South East England. You can phone 07833 053749 or send us an email with the address and some details, and we will talk through which survey suits.

Can you survey in bad weather?

Light rain does not typically stop a survey. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we’ll arrange another day with you.

Is snagging available for a new-build house roof?

Yes, new-build roofs are checked in the same way as replacement roofs. You get a photo report of any snags for you to pass to your builder.

Do you survey on Saturdays and Sundays?

Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days as you book.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Will you check every nail and clip?

No, we don’t disturb the new coverings. Most fixings sit out of sight under the coverings, but we check everything we can see safely.

What we do, step by step

We check the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit normally takes an hour or two for a typical new house roof, longer where the roof is large or complicated. For a village or hamlet like Kimbridge, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. You tell us what work was done and when.
  2. The new coverings and roof edges are inspected as far as can be seen safely.
  3. We check valleys, flashings, gutters and the underlay at the eaves.
  4. The roof space and the rest of the property are checked for problems.
  5. Snags are listed in a report with photos.

Before we arrive

  • Leave a clear route to the loft
  • Unlock side gates and any roof access doors
  • Make sure pets are kept safely away

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can ring 07833 053749 or drop us an email to find out.

New roof snagging in Kimbridge: local notes

With Mottisfont Abbey about 0.9 miles north, Kimbridge sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

If you live in an older home near Church of St Andrew, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Useful tips for Kimbridge property owners

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Check that gutters weren’t left full of offcuts
  • Raise snags in writing with your roofer
  • Tell your roofer the work will be inspected
  • Note the end of any warranty or defects period

Keep the report with any warranty papers from your roofer. It records the roof’s condition at that point.

Keep the final payment until the roof has been checked, where your contract allows. It gives the roofer a reason to finish everything.
