Independent new roof snagging in Mottisfont

Roof by roof

Slate roofs

Natural slate can last 100 years or more, so a new slate roof should be laid well. We look for slipped, cracked or uneven slates.

Valleys

We check valley linings for splits and poor laps as far as safe access allows.

How new roof snagging works in Mottisfont

Replacing a roof costs a lot, so it makes sense to check the work before you pay the final bill. Our new roof snagging inspection looks for faults and unfinished work on the new roof and around it. The findings go into a written report with photos that you can pass to your roofer. We are independent of the roofer who did the job. If you’ve noticed loose or badly finished ridge tiles and gutters blocked by building debris, a survey will tell you what’s going on.

Some older homes in villages like Mottisfont are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you’re buying or signing off new roofing, it’s worth knowing where you stand, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the new roof, any defects and our written recommendations.

What we do, step by step

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take about 1–2 hours for a house; commercial roofs usually need 3–4 hours. Cottages and farmhouses around Mottisfont often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. First, we note any deadlines and concerns.
  2. The roof is inspected from ground level, vantage points and the roof where safe.
  3. Each detail at ridges, verges, valleys and flashings is looked at.
  4. We check the gutters, lower roofs and walls for debris or damage.
  5. We send a written report you can pass on.

Before we arrive

  • Keep pets out of the way during the survey
  • If the roof is shared, arrange access with whoever manages the building
  • If you are buying, check with the agent that we can get in

Arrange a survey

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or send us an email when you are ready.

Advice

Mottisfont: your questions answered

Does a conservation area affect roof work in Mottisfont?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you cover Mottisfont?

Yes, Mottisfont is within the area we cover. We survey roofs across London and South East England. You can call 07833 053749 or email us with the address and a few details.

Does someone need to be in?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

How experienced are you?

Over 5,000 surveys so far, over more than 20 years, and 98% of customers are satisfied.

How soon after the work should I book a snagging inspection?

Once the roofer says the job is done, ideally before you pay in full. That leaves time to raise anything we find.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

How do I book a survey in Mottisfont?

It’s easiest to phone 07833 053749 or email us. Tell us the address and a little about the roof, and we will suggest the right survey. We survey on any day of the week.

Can I check my roof myself?

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

New roof snagging around Mottisfont

Historic houses such as Mottisfont Abbey, about 0.2 miles north-east, show how far back building in the area around Mottisfont goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.

Common roof problems in Mottisfont

Debris left behind is common after roof work. Broken tiles, offcuts and nails can block gutters and on extension roofs.

A survey makes sense if you’ve noticed:

  • Signs of condensation in the loft space
  • Verge tiles or slates not secured
  • Gutters or fascias damaged during the job
  • Gaps at new flashings

Take an older house close to Church of St Andrew: the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

What to check before booking

  • What’s outside the scope of the survey
  • Whether VAT is in the quoted price
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Their drone registration, if they fly one

What’s in a roof survey

For landlords and managing agents

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.

What new roof snagging does not cover

Before booking, it’s worth knowing what a survey won’t do:

  • Pricing the remedial work
  • How the roof will perform for years to come
  • Areas out of view from every safe viewpoint
