What a gutter survey looks like in Timsbury
A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first. With Mottisfont Abbey about 1.6 miles north-west, Timsbury sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
For site and facilities teams at buildings such as Stanbridge Earls School, a written record of a large roof helps plan work for the holidays rather than in term time. For landlords with property near Mottisfont & Dunbridge station, the gap between tenancies is a good time to have the roof looked at.

Gutter survey in Timsbury: what you get
This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey, so we cannot see inside underground pipes. Where water seems to be backing up from below ground, we’ll say so in the report, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We survey fascias and soffits, valley gutters and parapet and box gutters, and common reasons people get in touch are joints that drip after rain and gutters packed with leaves or moss.
Somewhere as small as Timsbury, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Common roof problems in Timsbury
Many people get in touch after seeing water pour over a gutter in heavy rain. Others spot damp patches, ceiling stains or green marks on the walls. A survey helps show where the water is coming from before it causes more harm.
Things that often lead to a survey include:
- Choked outlets or hopper heads
- Rotten fascias or stained soffits
- Overflowing valley or parapet gutters
- Sagging gutters and loose brackets
If you live in an older home near Church of St Andrew, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Landlords, agents and block managers in Timsbury
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we’ll plan the survey around it.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant.
Tips from our surveys
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Note any damp stains below the gutters
- Book gutter clearing once a year, more often near trees
- Ask for valleys and parapet gutters to be cleared too
- Check downpipe clips are holding
If we think the problem lies underground, we’ll say so, so you can arrange a drain survey. Anything else we notice on the roof, as far as we can see it, is noted too.
Get the gutters cleared every year or more frequently near trees. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.
What we do, step by step
Every roof is different; as a rough guide, the survey takes about 1–2 hours at a typical home; commercial roofs usually need 3–4 hours. If you have questions on the day, just ask. Older rural homes like those around Timsbury can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- You tell us where you’ve seen overflows, drips or damp.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- Where it is safe, we check the loft for signs of water.
- A written report with photos and recommendations follows.
Before we arrive
- Jot down any questions you want answered
- If the roof is shared, arrange access with whoever manages the building
- Find any records of previous roof work

Photos help, if you have them. Pictures from ground level or a window are fine, and please do not climb up for a closer look. To send them or to book, ring 07833 053749 or send us an email.

Your questions about gutter surveys in Timsbury
Does a conservation area affect roof work in Timsbury?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Can a landlord with a rental near Mottisfont & Dunbridge station book a roof survey?
Yes, landlords and letting agents book with us as well as owners. You can phone 07833 053749 or use the contact form with the address and a few details, including who will give access on the day.
Are you structural engineers?
No. Our survey is not a structural engineer’s report, and it does not include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.
Can the survey be at a weekend?
Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. Just call 07833 053749 or send us an email to arrange it.
Will I get photos?
Yes, every report has them. Pictures sit next to the findings they show, so you can see what we mean.
Do I need to be at home?
Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Will you look at parapet and box gutters as well?
Yes. These gutters often cause leaks indoors when they block, so they’re an important part of the survey. Parts of them may not be visible, and the report says so.
