Gutter surveys in Romsey

What happens if roof problems are left?

Small gutter faults rarely fix themselves. Each heavy rain puts more water where it shouldn’t be, on walls, timber and sometimes inside. A survey now tells you what needs doing and how urgent it is. In a family home in Romsey, a small roof fault lets water into places you cannot see, soaking loft insulation, wall tops and timbers. By the time a stain appears on a ceiling, there’s more to put right.

Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400. We confirm the price for the job before booking.

Gutter survey in Romsey

Damp patches on inside walls, stains below a valley or water running down the brickwork often trace back to the gutters. We check whether gutters, outlets or downpipes are the likely source, as far as can be seen safely. If the evidence points elsewhere, such as a flashing or the roof covering, we will say so. The next step is suggested too. If you are worried about valley or box gutters that overflow inside and cracked or loose downpipes, we can find out what’s behind it, whatever the roof.

In a town like Romsey, older houses with slate or clay tile roofs usually sit alongside later estates with concrete tiles. Chimneys on older houses may be redundant, capped or leaning, and their lead flashings still need to be sound. Later houses have their own typical faults, from loose ridge tiles to blocked gutters.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Landlord and commercial surveys in Romsey

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer.

What a survey costs

A few things affect what a survey costs:

  • Extensions, dormers and garages with roofs of their own
  • Commercial roofs and larger buildings
  • How big the roof is
  • Whether you choose the Basic, Standard or Premium Survey

Our price is from £150, including VAT. What you pay depends on the size and height of the roof, access and the package you choose.

What we need to know

To price your survey accurately, we will ask about:

  • Your postcode, so we can check access and travel
  • The type of building and roof, such as pitched or flat
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Why you want a survey: buying, a leak, a storm or new work

Most bookings start with a short call: ring 07833 053749 or email us and we will ask a few questions about the roof. You will have a price before anything is arranged.

What we do, step by step

The aim of the visit is simple: to see as much of the gutter as can be seen safely and record it clearly. Notes and photographs go into the written report. It typically takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. A survey in Romsey needs access inside and out, including the loft hatch and any rooms with damp. If there’s a side gate or a rear garden, let us know how to reach it. Weekday and weekend visits are available.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We check hidden gutters as far as safe access allows.
  4. The roof space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Preparing for the visit

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Keep pets out of the way during the survey
  • Tell us about any leaks, stains or damp patches you know of

Advice

Your questions about gutter surveys in Romsey

Do you cover Romsey?

Yes, Romsey is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Does a conservation area affect roof work in Romsey?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Will you photograph what you find?

Yes. Photographs are part of every report, so you can see each point for yourself.

How do I book a survey in Romsey?

Just phone 07833 053749 or drop us an email with the address. We’ll ask a few questions, confirm the price and agree a date.

How much time does the visit need?

It normally takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. We will give you an idea as you book.

Are you structural engineers?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.

Will you check the loft?

Where it’s relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

What a gutter survey doesn’t cover

No survey can tell you everything, and it’s better to know them up front. Keep these in mind:

  • Underground drains, which need a CCTV drain survey
  • Confirming asbestos in older rainwater goods
  • Rot or damp concealed behind fascias or inside walls

If in doubt, ring 07833 053749 or drop us an email and we will recommend the right survey before booking. What a survey covers and does not.

Gutter surveys around Romsey

With Mottisfont Abbey about 4 miles north-west, Romsey sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you own a rental within reach of Romsey station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Take a building like Romsey Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you live in an older home near St Swithun's Church, its chimney, valleys and lead work are likely to be the parts that need attention first.

Practical tips

There’s plenty you can do without going near the roof. What helps most:

  • Include valley, parapet and box gutters when clearing
  • Look for downpipes coming loose
  • Look for green streaks or damp patches on walls
  • Look for new stains on ceilings below valleys after rain

If anything in the report isn’t clear, ask us. With the Standard Survey there is a follow-up consultation, and the Premium Survey includes an in-person consultation.

Have overhanging branches and climbing plants cut back from the roof using someone with the right kit. Fewer leaves in the gutters means fewer blockages.
