Gutter surveys for Winchester homes and businesses

How the survey changes by roof type

Fascias and soffits

Some older soffits may contain asbestos. We flag any that could be so a specialist asbestos surveyor can check them before they’re disturbed.

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter and if it blocks, water can come indoors. It’s inspected as far as safe access allows.

About our gutter survey in Winchester

Leaves, moss and silt are the usual reasons gutters block. Buildings near trees collect more and moss from the roof slopes makes it worse. Our survey shows which gutters are blocked or standing full and where outlets or hoppers are choked and whether overflows are working. Photos show each problem clearly. It’s an easy job to put off but it rarely improves. If you’ve noticed overflowing valley or parapet gutters and choked outlets or hopper heads, a survey will tell you what’s going on, whatever the roof.

Winchester is big enough to have roofs from every era, with slate on older terraces, tiles on later houses and flat roofs on extensions, flats and shops. Typical faults range from slipped slates and cracked ridges to tired flashings, chimneys and blocked gutters. The roof type shapes what gets checked.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What happens on the day

Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. In a place the size of Winchester, the building you want surveyed may be a house, a flat above a shop or a whole block. Let us know the type of building and who can let us in, so the right access is in place on the day.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. We look in the loft space, where there is safe access, for signs of water getting in.
  5. We send a written report with photos and clear recommendations.

Preparing for the visit

  • Make sure pets are kept safely away
  • Make sure the loft hatch can be reached
  • Gather any invoices or paperwork from past roof work

Why it is worth a survey now in Winchester

Clearing gutters removes the debris but it won’t explain why water keeps spilling over. Our survey also looks at falls, joints, brackets, outlets and downpipes, so you know whether there is more to it. A small defect on a roof in Winchester seldom stays small: a slipped slate or cracked ridge lets in water, water rots battens, and more slates or tiles follow. Early action is normally the cheaper option.

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We can help you choose the package that fits what you’d like to know.

Why us?

  • Thermal imaging and drones used where they help
  • Insured for professional indemnity and public liability
  • 98% customer satisfaction
  • Independent findings on the roof’s condition

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

How we price gutter surveys

Prices vary from roof to roof, and it comes down to:

  • The type of building, from a house to a block or an office
  • Chimneys, valleys, parapets and other details
  • Extensions, dormers and garages with roofs of their own
  • Whether thermal imaging or a drone is needed

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

Booking your survey

The more you let us know, the easier it is to price the survey. When you get in touch, it’s useful to mention:

  • The reason for the survey, such as buying, a leak or storm damage
  • When you need the report by
  • The style of property, from a terrace to a block
  • How the loft is reached, if there is one

Most bookings start with a short call: ring 07833 053749 or send us an email, and we’ll ask about the building and what you need. You will have a price before anything is arranged.

What a gutter survey doesn’t cover

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Blockages deep inside downpipes
  • Hidden sections we cannot view safely
  • Underground drains, which need a CCTV drain survey

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer before you book. What a survey covers and doesn’t.

What a gutter survey looks like in Winchester

England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask. Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Trees in and around St. Cross Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. For site and facilities teams at buildings such as St Bede Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other. If you live in an older home near St Swithun-upon-Kingsgate Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

FAQs for Winchester

I let a flat near Winchester station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or send us an email with the address and what you need.

Does a conservation area affect roof work in Winchester?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Will you check if gutters are causing damp inside?

We check whether rainwater from the gutters is reaching the wall from overflows, leaking joints or loose downpipes. We can’t see inside walls, so we report on what’s visible.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Does the report include photos?

Yes, plenty. Each finding is shown in a picture where possible.

Will you look at parapet and box gutters as well?

Yes. These gutters often cause leaks indoors when they block, so they’re an important part of the survey. Some may only be partly visible, and the report says so.

Will you fly a drone over my roof?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.
