What happens on the day

We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. Most visits take about 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. With a bit of garden around a house, as there often is around Stanmore, the roof can be viewed from several angles. Mention any side of the property we cannot get to. The loft, where there’s safe access, completes the picture.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

About our gutter survey in Stanmore

Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that usually means the walls or the inside of the building. Our survey looks at the whole rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. You get a photo-illustrated written report. We survey valley gutters, eaves gutters and fascias and soffits, and people most frequently book us about water spilling over the gutter edge and valley or box gutters that overflow inside.

In a smaller place like Stanmore, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

What you get is a clear record of the gutter on the day we saw it. That makes it useful now and a handy reference later, such as when you want to compare after future work.

Gutter surveys in Stanmore: local notes

A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.

Living close to St. Cross Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. Take a building like Stanmore Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you own a rental within reach of Winchester station, a dated record of the roof is useful when planning maintenance across a let.

Honest limits

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Pipes below ground level
  • Blockages deep inside downpipes
  • Parts of gutters that cannot be seen safely

If in doubt, phone 07833 053749 or drop us an email and we will point you to the right survey. What our survey covers.

Roofs we survey in Stanmore

  • Valley gutters
  • Eaves gutters
  • Outlets and hoppers
  • Downpipes
  • Parapet and box gutters
  • Fascias and soffits

Before and after the survey

There’s plenty you can do without going near the roof. What helps most:

  • Look for green streaks or damp patches on walls
  • Include valley, parapet and box gutters when clearing
  • Check the loft with care after heavy rain
  • Check that downpipes are firmly fixed to the wall

Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.

Get the gutters cleared every year, and more frequently if trees overhang the roof. Late autumn, after the leaves have fallen, is a sensible time. Clear gutters can carry water away as they should.

Checking the roof from ground level

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What a survey costs

Not every roof costs the same to survey, for these reasons:

  • House, block, shop or office
  • Features like valleys, chimneys, dormers and parapets
  • Roof area
  • Basic, Standard or Premium

Every price we give includes VAT, and the report is not charged as an extra. Gutter survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Booking your survey

Here’s what helps us most when you contact us:

  • Anything about access we should know
  • Photos of the roof, taken safely from the ground or a window
  • The property’s address and postcode
  • Your timetable, like an exchange date

Once you know what you need, call 07833 053749 or email us. We’ll suggest a package, agree the price and find a date, weekday or weekend.

Your questions about gutter surveys in Stanmore

Do you cover smaller places like Stanmore?

Yes, we do. Our area covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Does a conservation area affect roof work in Stanmore?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Do you check valley and parapet gutters?

Yes. Hidden gutters are a common cause of leaks inside so we pay close attention to them. Some may only be partly visible, and the report says so.

How much time does the visit need?

A visit normally takes roughly 1–2 hours at most homes, or half a day or so for a commercial building. You’ll know roughly how long when we arrange the visit.

What does the report include?

You get our findings in writing, part by part, with photos, finishing with recommendations. Points are put with the most urgent first where relevant.

Will you go up on the roof?

Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the loft space and a drone where it applies.

Will the survey check for asbestos?

No, that needs a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so it can be checked before work starts.

How the survey changes by roof type

Lead-lined valley and parapet gutters

Lead gutters need their linings, steps and outlets in good order where it is safe to see them. Lead is also a target for theft.

Aluminium and other metal gutters

On big buildings, one blocked outlet can affect a long run so outlets get close attention.
