Gutter survey in Weeke: what you get

Most gutters hang from the fascia boards at the eaves, so we check the fascias and soffits too. Water that overflows for long enough can rot timber fascias and stain the soffits below. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We don’t test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. We’re frequently asked to look into overflowing valley or parapet gutters and dripping or leaking gutter joints, on outlets and hoppers, eaves gutters and downpipes.

Trees around homes in smaller places like Weeke drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Common roof problems in Weeke

Many people get in touch after seeing water pour over a gutter in heavy rain. Others notice a damp wall, a stained ceiling or a green streak down the brickwork. A survey helps show where the water is coming from before it causes more harm.

Here are some of the things we see often:

  • Brackets that have dropped or snapped
  • Water backing up from a hidden gutter
  • Gutters packed with leaves or moss
  • Water spilling over the gutter edge

Homes near green spaces like St. Cross Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

What to check before booking

  • When you’ll get the report
  • Is there a chance to talk the report through?
  • Will the report include photos?
  • Whether the loft is part of the inspection

What to expect from a roof survey

What you can safely check yourself

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

Your questions about gutter surveys in Weeke

I let a flat near Winchester station. Can you check the roof?

Yes, rented property is part of what we cover. You can call 07833 053749 or email us with the address and a few details.

Will you come out to Weeke?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route as you book.

Do I have to be there for the survey?

That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when you book.

What does the report include?

It sets out what we found, why it matters and what we recommend, backed by photos. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

Are you structural engineers?

No. Our survey isn’t a structural engineer’s report. We will recommend an engineer if we see signs that call for one.

What do I do with the report?

The report arrives by email, with photos and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

Do you use drones?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

How it works

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Some parts of a survey depend on the weather, so a visit to Weeke is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. The roof space is checked for water marks if it’s safe to get into.
  5. We send a written report with photos and clear recommendations.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the visit with that in mind.

Gutter surveys in Weeke: local notes

Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the covering helps explain which parts of a roof are likely to need work first. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

Anyone responsible for a site like Weeke Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you own a rental within reach of Winchester station, the gap between tenancies is a good time to have the roof looked at.

Useful tips for Weeke property owners

Small things make a difference. Some pointers:

  • Don’t leave hidden gutters out of a clear-out
  • Get the gutters cleaned out every year
  • Leave gutter checks at height to someone equipped for it
  • Watch for green marks down the brickwork

Questions about the report are welcome. With the Standard Survey there’s a follow-up consultation and the Premium Survey comes with an in-person one.

Deal with drips, sags and loose downpipes early. Left alone, they usually grow, and the water they spill can damage walls and timber.

Why act early in Weeke

Going up a ladder to check your own gutters carries real risk. From ground level you can spot drips and overflows but hidden gutters are another matter. Our survey covers whatever is safely visible and records it with photos. In an older home around Weeke, water from a roof defect can get into timber and plaster, and that is a much bigger job than the original defect.

Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
