Gutter survey in Littleton

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance, and some buyers want the rainwater system checked before exchange. Whoever books, we inspect and report in the same way with photos and clear recommendations. Visits can be on weekdays, Saturdays or Sundays. If you’ve noticed blocked outlets and hoppers and soffits marked by water, we can find out what’s behind it, on outlets and hoppers, downpipes and parapet and box gutters alike.

In a small place like Littleton, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The report records the gutter as we found it on the day. It’s useful straight away, and a good reference for later.

How the survey changes by roof type

Aluminium and other metal gutters

Long metal gutter runs on larger buildings can hide blocked outlets, so we check the outlets carefully.

Box and secret gutters

Box gutters sit within the roof or behind a wall, so overflows can end up inside. We inspect them as far as it is safe to see them.

How it works

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes about one to two hours at most homes, and more on a big or complicated roof. Around Littleton, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. First, you tell us what you’ve seen, such as overflows or damp.
  2. The eaves gutters, downpipes and fascias are checked from ground level and vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. You get a photo-illustrated written report and recommendations.

What affects the cost of gutter surveys

Our packages start from £150, inc. VAT. The price for your roof depends on:

  • The size of the roof
  • The use of thermal imaging or a drone
  • Commercial roofs and larger buildings
  • How many separate roofs there are, like extensions, dormers and garages

Prices start from £150, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and which survey you book.

What we need to know

You don’t need to know any roofing terms. It is enough to let us know:

  • Where any leaks, stains or damp patches show inside
  • What made you get in touch
  • When you need the report by
  • Your postcode, so we can check access and travel

Most bookings start with a short call: ring 07833 053749 or use the contact form. You will have a price before anything is arranged.

What you can safely check yourself

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book, as it helps us focus the survey.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Local roofs in Littleton

A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

If your home is one of the older ones in the streets near Church of St Catherine, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you own a rental within reach of Winchester station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For site and facilities teams at buildings like Harestock Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

Littleton is about 2 miles north-west of Winchester, in Hampshire. Littleton gets the same service as everywhere else we work: a careful inspection, photos and a written report. Our Hampshire coverage includes Littleton. There’s also a page for Southampton.

For landlords and managing agents

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we will plan the visit with that in mind.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters, which helps when budgeting.

Tips that help

Getting the most from a gutter survey starts before we arrive and carries on afterwards. Tips:

  • Keep climbers away from the eaves
  • Include valley, parapet and box gutters when clearing
  • Look for green streaks or damp patches on walls
  • Get the gutters cleaned out every year

If we think the problem lies underground, we’ll say so, so a drain survey can be arranged. We also note anything else we spot on the roof while we’re there.

Get the gutters cleared every year, and more often if trees overhang the roof. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.

Littleton: your questions answered

I let a flat near Winchester station. Can you check the roof?

Yes, rented property is part of what we cover. You can ring 07833 053749 or drop us an email with the address and a few details.

Is my home in Littleton listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you survey underground drains?

No. Our gutter survey covers rainwater above ground down to where the downpipes reach the ground. If a drain below ground looks like the cause, the report says so.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. We’ll talk about access when booking.

Does the report include photographs?

Yes. Photos are part of every report, so you can see exactly what each finding refers to.

How experienced are you?

Over 5,000 surveys so far, over more than 20 years, and 98% of clients are satisfied.

What happens next?

We email you the written report with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.
