About our landlord roof survey in Littleton

Our landlord roof survey gives you a clear picture of a roof’s condition in a report you can plan around. Landlords, letting agents, managing agents and freeholders all use it, as well as residents’ and RTM management companies. You get a written report with photos and recommendations, prioritised by urgency where relevant. It’s a roof survey, not a RICS Level 2 or 3 survey of the whole building. Typical surveys look at choked outlets and gutters and flashings that have come away, on shared roofs, gutters and downpipes and rented houses.

Some older homes in villages like Littleton are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Findings are set out part by part, from the coverings down to the gutters. It records what’s sound as well as what isn’t.

How it works

Once we’ve finished looking, we write up our findings as a report with photos. As for time on site, most surveys take about one to two hours for most houses, though large, tall or awkward roofs take more time. For a village or hamlet like Littleton, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. You arrange access to the loft and any flats we need.
  3. Each roof is checked from safe vantage points and inside where possible.
  4. Every defect is photographed and its urgency noted where relevant.
  5. A written condition report follows to help you plan.

How to prepare

  • Have any questions written down, so nothing gets missed

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Common questions in Littleton

Will you come out to Littleton?

Yes, Littleton is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Do you survey roofs for landlords with property near Winchester station?

Yes, landlords and agents book with us as well as owners. Just ring 07833 053749 or email us and let us know about the building.

Which days do you carry out surveys?

Visits run seven days a week in the daytime. Let us know your preferred days when you book.

Do you use drones?

Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Will you check the loft?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

What if it rains on the day?

It depends on the weather and the survey. In strong wind or a downpour, a drone can’t fly and access may not be safe, and we’d agree another day.

Can you survey a shared roof on a terrace or converted house?

Yes, we survey shared roofs often. Where a neighbouring roof is not part of the access, we can only see it from vantage points, and the report says so.

How we price landlord roof surveys

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • Commercial roofs and larger buildings
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Basic, Standard or Premium
  • Extensions, dormers and garages with roofs of their own

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

What we need to know

If you can, have these to hand when you get in touch:

  • Pictures from the garden or a window, if you have them
  • Dates you are working to, such as exchange
  • The kind of building and roof involved
  • Anything about access we should know

If you have photos of the roof, send them over. Pictures from the ground or a window are fine; never climb up to get a better view. To send them or to book, ring 07833 053749 or send us an email.

What this survey cannot tell you

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • The structure in the way a structural engineer would assess it
  • Asbestos testing of roof sheets or soffits
  • A full building survey of every part of the property

If in doubt, call 07833 053749 or send us an email and we will point you to the right survey. The full list of what we check.

Roof types and parts we check

  • Blocks of flats
  • Rented houses
  • Shared roofs
  • Gutters and downpipes
  • Flat roofs on blocks
  • Converted houses

Practical tips

You do not need to be a roofer to help. What helps most:

  • Tell tenants when we’re coming
  • Act on high-priority defects quickly
  • Book gutter clearing at least once a year
  • Ask residents to report damp straight away

You receive a photo-illustrated written report and recommendations ranked by urgency where relevant. It is emailed to you ready to pass on to whoever needs it.

Get gutters and roof outlets cleared at least once a year and include any valley or parapet gutters. Many leaks into top flats start with a blocked gutter.

Rented homes, blocks and businesses

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

We survey roofs for landlords and letting agents as well as homeowners. The report gives you a dated record of the let or shared roof, with photographs, useful for planning maintenance.

Roofs, chimneys and gutters in Littleton

A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned.

For landlords with property near Winchester station, a roof report helps you deal with small faults before they turn into a call from a tenant. Anyone responsible for a site like Harestock Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time. For an older house near a landmark such as Church of St Catherine, its chimney, valleys and lead work are likely to be the parts that need attention first.
