Independent pre-purchase roof surveys in Littleton

Pre-purchase roof survey in Littleton: what you get

With a written roof report, you can go back to the seller or agent with specifics. You might ask about past repairs, ask for work to be done before completion or think again about your offer. We can’t say how a seller will respond, but you will be asking from facts rather than guesses. It can also help you decide whether the purchase is still right for you. We are often asked to look into worn or lifted lead flashings and slipped or missing slates and tiles, across lead flashings and valleys, clay and concrete tiles and natural slate.

Some older homes in villages like Littleton are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you’re buying or signing off new roofing, it’s worth knowing where you stand, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

If any part of the roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

What you can safely check yourself

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

How the survey changes by roof type

Lead flashings and valleys

Lead flashings seal the joints where a roof meets a wall or chimney. We check whether they’ve lifted, split or been replaced with mortar or bitumen.

Clay and concrete tiles

Concrete interlocking tiles are common on post-war and newer homes. They’re heavy and hard-wearing, but they weather and can crack, and low-pitched roofs need their laps to be right.

Littleton homes and their roofs

Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

If you own a rental within reach of Winchester station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. For an older house near a landmark like Church of St Catherine, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Practical tips

Most of what helps is simple and safe from the ground. A few suggestions:

  • Arrange the survey as soon as your offer is agreed
  • Ask who repairs the roof under the lease
  • Let us know your timetable
  • Ask for loft access on the day

If you want quotes for the work, roofers can work from the report. They’ll see exactly what we found, and where, which makes quotes easier to compare.

Every so often, check the loft with a torch, keeping to boarded areas. Damp patches, daylight through the roof or water stains on timbers are worth noting. Photos help if you later need a roofer or another survey.

What happens if roof problems are left?

Once you exchange, the roof’s problems become yours. Before it, you still have choices. Finding out later gives you the same facts, but too late to use them in the purchase. Where a roof is exposed, as many are in small places like Littleton, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Prices start from £150, including VAT. What you pay depends on the size and height of the roof, access and the package you choose.

Common questions in Littleton

Do you carry out roof surveys in Littleton?

Yes, Littleton is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Does a conservation area affect roof work in Littleton?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning. Let us know about it as you book and we’ll plan the survey around it.

Does someone need to be in?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

What’s the best way to book?

The quickest way is to call 07833 053749 or email us. Give us the address and a few details about the roof, and we will point you to the right survey. We survey on weekdays and at weekends.

Does your survey replace a RICS home survey?

No. It’s a dedicated roof survey, with a written report and photographs. It doesn’t cover the rest of the property, which a RICS survey does.

Do I need a roof survey if I’m having a RICS survey?

It depends on the roof and how confident you want to be. A home survey may recommend further investigation of the roof, and our survey gives you that closer look. It is not a replacement for a RICS survey.

The survey, step by step

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes roughly 1–2 hours on an ordinary house, and more on a big or complicated roof. In a hamlet or village like Littleton, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before the survey

  • Gather any invoices or paperwork from past roof work
  • Make sure the loft hatch can be reached
  • Make sure pets are kept safely away
