Pre-purchase roof surveys for homes and businesses in Sparsholt
A Basic Survey starts from £150, while Standard starts from £250 and Premium from £400, inc. VAT. Standard adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where applicable and an in-person consultation. Pick the one that fits the property. Every package comes with a written report, photos and recommendations. We’re frequently asked to look into gutters choked with leaves and moss and slates or tiles that have slipped or gone, on the roof space, clay and concrete tiles and lead flashings and valleys.
Somewhere as small as Sparsholt, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

How we price pre-purchase roof surveys
Several things affect the price of a survey:
- Whether thermal imaging or a drone is needed
- The type of building, from a house to a block or an office
- The package you choose: Basic, Standard or Premium
- Building height and the viewpoints available
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.
Booking your survey
To price your survey accurately, we will ask about:
- The kind of building and roof involved
- Any marks or damp showing indoors
- When you need the report by
- Anything about access we should know
Unsure which package suits your roof? It is easiest to ring 07833 053749 or send us an email and describe the roof and what’s worrying you. We’ll explain the options and the price.
How the survey works
After the inspection, everything we found is written up as a report with photos, emailed to you. On timing, most surveys take between one and two hours at a typical home, while a commercial roof takes nearer three to four hours. In a hamlet or village like Sparsholt, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- Once your offer has been accepted, you book and give us the address and your timescale.
- We agree a time and how we’ll get in, including the loft.
- The roof is inspected from each safe vantage point, inside and out.
- Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
- Your report arrives by email, with photos and recommendations prioritised by urgency.
Before we arrive
- If the roof is shared, arrange access with whoever manages the building
- Dig out any old roof reports or invoices
- Move anything stored under the loft hatch

Tips that help
Over many surveys, some simple habits stand out:
- Share the report with your solicitor
- Mention any deadline when you contact us
- Ask whether there are papers for past roof work
- Ask who repairs the roof under the lease
It is worth sharing the report with your solicitor so they can raise enquiries with the seller’s side. It can prompt questions about past roof work and any paperwork for it, particularly where we have found patch repairs.
Do not block the vents at the eaves. Poor ventilation lets condensation build up, wetting timbers and insulation. Keep insulation clear of eaves vents so air can move.
DIY checks: what’s safe
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.
Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
What we can’t see
To be straight with you, a roof survey has limits:
- Asbestos testing of any kind
- What’s under the slates, tiles or felt
- Structural calculations (that’s a structural engineer’s job)
If you are not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.

Questions from Sparsholt
Is my home in Sparsholt listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you cover smaller places like Sparsholt?
Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.
Is this an asbestos survey?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.
Will the roof report help me negotiate with the seller?
Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. The outcome is between you and the seller, so we cannot promise any saving.
Do you go up on the roof?
Only where it is safe. We also inspect from ground level, upper windows and the roof space.
Do you use drones?
Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.
How soon is the report ready?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Reports are emailed with photos included.
What a pre-purchase roof survey looks like in Sparsholt
Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. For a purchase or a newly finished roof, the materials decide which details matter most. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.
If you live in an older home near Church of St Stephen, the roof may have had decades of patch repairs, and the survey shows where they are. For landlords with property near Winchester station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.
