Pre-purchase roof surveys for homes and businesses in Harestock
We survey roofs for buyers in Harestock and across London and South East England. Whether it is a terrace, a semi, a detached house or a flat, we follow the same careful process. We tell you what’s sound, what needs attention and how urgent it is. We are insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To book, phone 07833 053749 or email us. If you’ve noticed gutters that overflow or drip at the joints and bitumen or mortar used in place of proper repairs, a survey will tell you what’s going on, whatever the roof.
Around Harestock, you’ll mostly find houses and bungalows of different ages. In older homes, the slates or tiles can outlast the nails, battens and underlay holding them. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Breathable membranes only appeared in the late 1990s, so older roofs often have bitumen felt or nothing at all.
It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Pre-purchase roof surveys in Harestock: local notes
Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing. Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.
If you let a flat or house near Winchester station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. Take an older house close to Saint Barnabas: ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.

What a survey costs
Our packages start from £150, with VAT included. The price for your roof depends on:
- Whether it is a home or a commercial building
- Height and safe access
- The size of the roof
- Extra roofs, like extensions, dormers or garages
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.
Getting in touch
These details help when you contact us:
- Anything about access we should know
- Pictures from the garden or a window, if you have them
- When you need the report by
- Where any leaks, stains or damp patches show inside
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or send us an email whenever suits you.
How the survey works
Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey usually takes between one and two hours on an ordinary house; commercial roofs usually need 3–4 hours. A visit to Harestock is planned like any other: the time, the access and where to park are agreed ahead of time. Weekday and weekend visits are both possible. Let us know about any garages, outbuildings or extensions you want included.
- Once your offer has been accepted, you book and give us the address and your timescale.
- Access is arranged through you, the agent or the seller.
- We inspect the roof from ground level, windows, the loft and the roof itself where it’s safe.
- Each part of the roof is examined and photographed.
- You receive a written report with photos and recommendations to read before exchange.
Preparing for the visit
- For a flat or shared roof, check access with the freeholder or managing agent
- Make sure we can get to the back of the property
- Have any paperwork from past roof work to hand
Booking a survey
If you have photos of the roof, send them over. Take them safely from the ground or a window. To get started, call 07833 053749 or drop us an email.
Advice
Checking the roof from the ground
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in.
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
What we look for on each type of roof
Natural slate
On a slate roof, the underlay may be old bitumen felt, or there may be none at all on very old roofs. Where we can see it from the loft, we say what condition it is in.
Gutters and parapets
Hidden gutters behind parapets send water indoors when they block. Where we can see them safely, we check the linings and outlets.
Tips from our surveys
You don’t need to be a roofer to help. Here’s what helps most:
- Ask for any paperwork for recent roof work
- Ask for loft access on the day
- Let us know your timetable
- Ask who repairs the roof under the lease
If the report shows work is needed, you can raise it with the seller or agent. Some buyers ask for repairs before completion, others ask for a change to the price. The outcome is between you and the seller, and we can’t promise any result.
Every so often, check the loft with a torch, keeping to boarded areas. Damp patches, daylight through the roof or water stains on timbers are worth noting. Photos help if you later need a roofer or another survey.

Questions from Harestock
Is my home in Harestock listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Is Harestock within the area you cover?
Yes, Harestock is covered. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.
Is this an asbestos survey?
No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.
Is a roof survey worth having alongside a home survey?
It is your choice, but the two do different jobs. A home survey looks at the whole property, while ours looks only at the roof, in more detail. Ours sits alongside a RICS survey rather than replacing it.
When should I book a pre-purchase roof survey?
Book as soon as your offer is agreed. You need the report before you exchange, while you can still ask questions and negotiate.
Can you survey a shared roof?
Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so we need permission from the freeholder or managing agent. We can only inspect what we’re given access to.
How many surveys have you done?
We’ve completed more than 5,000 surveys, over more than 20 years, and 98% of customers are satisfied.
Why it is worth a survey now in Harestock
A slow leak can go unnoticed for months. Damp can spread into timbers and ceilings before anyone sees a mark. Spotting it before you buy means you know about it from day one. Arranging work in a smaller place like Harestock is easier with notice than in an emergency. Knowing early gives you time to get the right people in.
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.
