Independent flat roof surveys in Littleton

About our flat roof survey in Littleton

Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. You get a written report with photos and our recommendations. Typical surveys look at gaps at upstands and abutments and blocked or damaged outlets, across felt flat roofs, mastic asphalt and EPDM rubber.

Flat roofs on exposed homes in small places like Littleton take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What a survey costs

We confirm the price for the job before you book. These are the things that affect it:

  • Chimneys, valleys, parapets and other details
  • Commercial roofs and larger buildings
  • Whether you choose the Basic, Standard or Premium Survey
  • How big the roof is

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

Getting in touch

What helps most when you contact us:

  • Pictures from the garden or a window, if you have them
  • Access details, such as a loft hatch or a shared roof
  • The kind of building and roof involved
  • What’s prompted the survey

Once you know what you need, call 07833 053749 or drop us an email. We will suggest a package, agree the price and find a date.

Why it is worth a survey now in Littleton

Standing water on a flat roof rarely sorts itself out. Most often it means blocked outlets, poor falls or a deck that is dipping, and every wet spell adds to the wear. Finding the cause now keeps more options open. Where a roof is exposed, as many are in small places like Littleton, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Every price we give includes VAT. Prices start from £150, including VAT. We confirm the price for your survey before booking.

How the survey changes by roof type

Single-ply membranes

Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. The survey looks at welded seams, edges, fixings and signs of damage.

GRP fibreglass

A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. We look for cracks at board joints, around trims and at upstands.

The survey, step by step

The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect roughly 1–2 hours for a house; commercial roofs usually need 3–4 hours. In a hamlet or village like Littleton, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. The findings are written up with photographs and recommendations and emailed to you.

How to prepare

Advice

What you can safely check yourself

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.

Tips from our surveys

There is plenty you can do without going near the roof. Here’s what helps most:

  • Clear roof outlets and gutters each autumn
  • Keep records of when the roof was laid and what work has been done
  • Ask whoever fits equipment on the roof to make good the covering
  • Look for standing water a day after rain

If anything in the report isn’t clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, so you can talk the findings through.

Check the roof from a window after a downpour. Water still lying a day or two later is worth getting looked at.

Common questions in Littleton

Do you cover Littleton?

Yes, Littleton is one of the places we work. The survey and report are the same in Littleton as anywhere else, and visits run on weekdays and weekends.

Will you come out to Littleton?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

What happens after the survey?

You receive the written report by email, with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Do you use drones?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Will you walk on the flat roof?

Where it’s safe, the roof is inspected from the roof itself. Otherwise we use windows, vantage points and the spaces below, and the report says if any part couldn’t be seen. We don’t walk on fragile rooflights or sheeting.

Will this cover the whole house?

No. It is a survey of the flat roof. It is not a RICS Level 2 or 3 home survey or a structural engineer’s report. It often sits alongside a buyer’s building survey.

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when booking.

Flat roof surveys in Littleton: local notes

Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand. Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.

If you let a flat or house near Winchester station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. If you live in an older home near Church of St Catherine, the flat roofs on later extensions tend to wear out long before the main roof. Anyone responsible for a site like Harestock Primary School will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.
