Flat roof survey in Hyde

A flat roof doesn’t shed water the way a pitched roof does. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. We check the surface, the falls, the upstands and the edge trims, and we look for signs that water has reached the deck. The aim is to find problems before they show up as a stain on a ceiling. If you are worried about splits and cracks in the covering and ponding water that doesn’t drain away, we can find out what’s behind it, whatever the roof.

Outbuildings, garden rooms and garages in places like Hyde frequently have flat roofs of their own. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. If you want them looked at too, mention them when you book, along with the main flat roof. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.

Where we cannot see part of the flat roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

What affects the cost of flat roof surveys

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Chimneys, valleys, parapets and other details
  • The number of roofs, including extensions and garages
  • Basic, Standard or Premium
  • Whether it is a home or a commercial building

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. We confirm the price for your survey before you book.

What to tell us when you get in touch

Here’s what helps us most when you contact us:

  • The address and postcode of the property
  • The type of building and roof, such as pitched or flat
  • Photos of the roof, taken safely from the ground or a window
  • How the loft is reached, if there is one

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can phone 07833 053749 or email us to find out.

Roof by roof

Mastic asphalt

With age, asphalt can harden and crack with movement. We note where this is happening and how widespread it looks.

EPDM rubber

EPDM is a synthetic rubber membrane, often laid in a single sheet on smaller roofs. The survey looks at laps, edge trims, corners and signs of puncture.

When to book a survey in Hyde

Flat roofs take the full force of the weather on a surface that drains slowly. In time, the covering dries out, cracks and loosens at its edges and laps. People normally call us when a leak appears, before a purchase, or when the roof may be near the end of its life.

Things that often lead to a survey include:

  • Raised blisters across the surface
  • Outlets that hold water back
  • Loose or cracked edge trims
  • Splits and cracks in the covering

Take an older house close to St Bartholomew's Church: the joins between later flat roofs and the old walls are where problems typically start.

Before booking anyone

  • When you will get the report
  • How much experience they have with roofs like yours
  • Will they check the loft as well as the outside?
  • Whether VAT is added on top

Your questions about flat roof surveys in Hyde

Will you come out to Hyde?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Just mention lanes, gates or anything else about the route when booking.

Does a conservation area affect roof work in Hyde?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How soon will I get the report?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

Can you test old roof sheets for asbestos?

We don’t test for asbestos. If we see materials that could contain it, like cement sheets on a building from before 2000, we flag them so a specialist asbestos surveyor can check them.

Can you inspect my roof with a drone?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Do you need to get into the loft?

If there is a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Do you look for flat roof leaks?

Our survey looks across the whole roof, not only above the stain. Every split, lap, upstand, outlet and rooflight we can see is checked. Where nothing visible explains the leak, the report says what to try next.

For landlords and managing agents

Any of our surveys can be booked by landlords, agents and building managers in Hyde. To discuss a property or a block, call 07833 053749 or use the contact form.

We survey roofs for landlords and agents as well as householders. The report gives you a dated record of the flat roof, with photos.

What happens on the day

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes between one and two hours for a small flat roof at home, and longer for a large commercial one. Being in a smaller place like Hyde doesn’t change how the visit works: we look from ground level, from windows, from the loft and from the roof where it is safe. It’s useful to show us anything you’ve already noticed.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. The findings are written up with photographs and recommendations and emailed to you.

Preparing for the visit

  • Make a note of anything you’d like us to look at
  • Keep pets out of the way during the survey
  • Have keys ready for side gates, garages or roof access doors

A quick phone call is usually the easiest start: call 07833 053749 or drop us an email. You’ll have a price before anything is arranged.

Advice

Flat roofs in Hyde

A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.

If you run a hotel or guest house in or near Hyde, a roof problem can mean rooms out of use, so it pays to find faults before guests do. Take a building like St Bede Church of England Primary School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

What this survey can’t tell you

Some things cannot be seen without opening up the roof, and that sets some limits:

  • What’s under the membrane without opening it up
  • A promise that the roof will not leak in future
  • Testing older roof sheets for asbestos

If in doubt, phone 07833 053749 or drop us an email and we will suggest the right survey. What our survey covers.
