Roof leak investigation in Hyde: what you get

On older houses, leaks frequently start at lead work and hidden gutters. Lead flashings crack or lift, valley linings wear and parapet gutters overflow when outlets block. If your home has a butterfly roof, the central valley gutter is a common culprit. Parapet walls and their gutters are looked at from wherever it’s safe. Our report shows what we found, with photos. If you are worried about brown rings on upstairs ceilings and damp walls below an overflowing gutter, we can find out what’s behind it.

Chimney stacks on older houses around places like Hyde can let water in, at the flashings, the pointing or the mortar round the pots. Damp in a chimney breast can have more than one cause, so it isn’t always obvious where it starts. It’s worth looking at the stack from outside and at the timbers beside it in the loft.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

DIY checks: what’s safe

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book, as it helps us focus the survey.

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

The survey, step by step

After the inspection, everything we found is written up in a report with photos, emailed to you. As for time on site, it normally takes about one to two hours at most homes, and more on a big or complicated roof. In a smaller place like Hyde, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. We help you choose the package that suits the leak.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We inspect inside and out, starting from the stain.
  4. Where it is useful and included, we take moisture readings and use thermal imaging.
  5. The report explains the likely entry point and what needs attention.

Preparing for the visit

  • Keep pets in another room
  • If the roof is shared, arrange access with whoever manages the building
  • Have keys ready for side gates, garages or roof access doors

How to book

If you’re buying, it is useful to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just call 07833 053749 or drop us an email when you are ready.

Related advice

Before and after the survey

From years of surveys, a few habits stand out as worth the effort:

  • Mention earlier attempts to fix the leak
  • Photograph the stain each time it appears
  • Move stored items away from the hatch
  • Have an electrician check any wet fittings

If the leak turns out to be condensation, the report says so, and suggest how the loft space could be better ventilated. That avoids roof work that wouldn’t help.

Look at the roof from the ground after strong winds. Pieces of slate or tile in the garden mean something has moved. Small faults dealt with quickly rarely become leaks.

What affects the price in Hyde

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Chimneys, valleys, parapets and other details
  • Building height and the viewpoints available
  • The use of thermal imaging or a drone
  • Which survey package you book

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. The price for your roof depends on its size, access and what you’d like to know.

What we need to know

We will usually ask about:

  • The style of property, from a terrace to a block
  • Photos of the roof, taken safely from the ground or a window
  • Dates you are working to, such as exchange
  • Anything about access we should know

Most bookings start with a short call: phone 07833 053749 or use the contact form and we will ask a few questions about the roof. The price is agreed before a date is set.

When you need someone else

Without opening up the roof, some things stay hidden, so a survey has limits:

  • The repair itself (the investigation finds and reports the cause)
  • Leaks from plumbing, tanks or pipework rather than the roof
  • Defects hidden under coverings or inside walls without opening up

If you’re not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer before booking. What our survey covers.

When to book a survey in Hyde

Condensation is frequently mistaken for a leak. Warm, moist air from the house rises into a cold roof space and condenses, particularly in lofts with blocked eaves. Drips from nails and damp underlay are typical signs.

We are often asked to look at:

  • Drips from nail tips in a cold loft
  • Damp on a chimney breast
  • Water that shows only in certain storms
  • Water dripping from rafters or underlay

Landlords with a home close to Winchester station may find that tracing a leak quickly matters when a tenant is living with it.

What to check before booking

  • Whether VAT is in the quoted price
  • What the report includes, and whether it has photos
  • Whether any drone flown is registered with the CAA
  • When you will get the report

FAQs for Hyde

Do you cover smaller places like Hyde?

Yes, Hyde is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Does a conservation area affect roof work in Hyde?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Does someone need to be in?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access; we will agree the details as you book.

What will the report tell me?

Written findings with photos, explaining the condition of the leaking roof, any defects and our recommendations, in order of urgency where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years, and 98% of customers are satisfied.

Are you insured?

We hold professional indemnity and public liability insurance.

What a roof leak investigation looks like in Hyde

An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the roof type helps narrow down where water may be getting in.

If you live near a park like St. Cross Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. For site and facilities teams at buildings like St Bede Church of England Primary School, a leak through a large roof is often found some distance from where the water shows inside.
