Roof leak investigations in Romsey

Roof leak investigation in Romsey: what you get

Older homes have more places for water to get in. Worn lead, tired valley linings and blocked parapet outlets are frequent causes. If your home has a butterfly roof, the central valley gutter is a common culprit in heavy rain. We check parapets, valleys and flashings from each safe vantage point. The findings are recorded with photos. Common reasons to book are damp patches next to the stack and damp underlay across a wide area, across slate and tile slopes, rooflights and dormers and flat roof details.

Extensions, dormers and conservatories are common on houses in towns like Romsey, and the joint between new and old is a classic place for water to get in. Flashings, upstands and the edges of flat roofs are looked at alongside the main roof, inside and out. The stain inside is frequently some way from where water gets in, particularly around extensions.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What we cannot see

In fairness, there are limits to any roof survey:

  • A promise to find every leak on a single visit
  • Whether rotten timbers meet design loads
  • Leaks from plumbing, tanks or pipework rather than the roof

If in doubt, call 07833 053749 or drop us an email and we will recommend the right survey. What a survey covers and does not.

What we look at

  • Chimney stacks
  • Slate and tile slopes
  • Rooflights and dormers
  • Valleys and parapet gutters
  • Lead flashings
  • The roof space
  • Flat roof details

Checking the roof from ground level

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

Romsey questions

Do you cover Romsey?

Yes, Romsey is one of the places we work. Every survey there gets the same written report with photographs.

How do I find out if my home in Romsey is listed?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Could my leak actually be condensation?

Many apparent leaks turn out to be condensation. Leaks tend to follow wet weather and show in one place, while condensation is frequently spread out and worse in cold weather. We tell you which it is most likely to be.

How long have you been surveying roofs?

Over 5,000 surveys so far, over more than 20 years, and 98% of customers are satisfied.

How do I book a survey in Romsey?

It’s easiest to phone 07833 053749 or email us. Let us know the address and a little about the roof. Surveys run seven days a week.

Can you survey at the weekend?

Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.

Can you find a leak when it isn’t raining?

In most cases, yes. Damp materials can be found without rain. For leaks that only happen in certain storms, we report the most likely routes.

Landlord and commercial surveys in Romsey

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

Signs you need a roof leak investigation in Romsey

Flashings are one of the commonest sources of roof leaks. Where a roof meets a chimney, a wall or a dormer, lead or mortar seals the joint. Once that seal cracks or lifts, water gets behind it.

A survey can pick up problems such as:

  • Water that shows only in certain storms
  • Drips in the loft during heavy rain
  • Ceiling stains that grow after rain
  • Stains around a skylight

If you live in an older home near St Swithun's Church, water on an older roof tends to find its way in at the lead, the valleys or the chimney.

What to check before booking

  • How they plan to inspect the roof safely
  • Their track record with similar roofs
  • Which limits apply to the survey
  • Whether you get a written report with photos

What a good roof survey covers

What a roof leak investigation looks like in Romsey

With Mottisfont Abbey about 4 miles north-west, Romsey sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Where water gets in depends a good deal on what the roof is made of and how it’s detailed.

Landlords with a home close to Romsey station may find that a tenant living with a leak needs the cause found, not just the stain painted over. If you look after a building such as Romsey Primary School, a leak through a large roof is frequently found some distance from where the water shows inside.

Romsey is about 6 miles west of Eastleigh, in Hampshire. Roofs in Romsey get the same thorough look as anywhere else in Hampshire. Across Hampshire, we cover Romsey and the places around it. We also survey roofs in Southampton.

Roof leak investigations in SO51 work the same way as everywhere else we cover. Whether your property is on Station Road, Corn Market and Ashley Meadows or a nearby road, we can survey it. Roof by roof

Chimney stacks

A stack has several possible ways in for rain. We check each one as far as we can safely see.

Flat roof upstands and outlets

Each flat roof relies on its outlets to drain. When one blocks, water ponds and finds any weak spot. We check outlets and the covering around them.

What happens on the day

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe viewpoint, take photos as we go and record our findings for the written report. It usually takes about 1–2 hours for most homes, though a hard-to-trace leak can take longer. A typical visit in Romsey begins with the street side of the roof and then moves round the building. The back garden is often where extensions, dormers and rear slopes are best seen. The loft comes next, where there is safe access.

  1. You pick a Basic, Standard or Premium Survey.
  2. We agree a date, including weekends.
  3. We inspect inside and out, starting from the stain.
  4. Where it’s useful and included, we take moisture readings and use thermal imaging.
  5. The report explains the likely entry point and what needs attention.

Before the survey

  • Keep pets in another room
  • If you’re buying, check with the agent that we can get in
  • Leave a clear route to the loft
