Roof by roof
Parapet and box gutters
Some older terraces have a butterfly roof with a valley gutter in the middle. If that gutter or its outlet fails, water can come through the top-floor ceiling.
Lead flashings
Wherever a roof meets a wall or stack, a flashing keeps rain out. Lifted, split or slipped lead is a common cause, and for flashings that have been patched with bitumen.
Roof leak investigation in Chilworth Old Village
Flat roofs leak in their own ways. Common causes are splits and blisters, tired upstands and outlets that do not drain. Ponding water makes any weakness worse. We look at the roof surface and the ceiling below. Leaks under flat extension, garage and dormer roofs are common. An ageing felt roof is a frequent culprit. We survey rooflights and dormers, lead flashings and slate and tile slopes, and common reasons people get in touch are damp ceilings under a flat roof and water dripping from rafters or underlay.
Roofs in small places like Chilworth Old Village frequently stand in the open, so storms hit ridges, verges and chimneys hard. Damp in old stone, brick or timber walls is slow to dry out, so it pays to find the cause quickly. A written record also helps if you need to explain it to anyone else.
Where we cannot see part of the leaking roof, the report says so. You will know exactly what was inspected and what wasn’t.

Should I look at the roof myself first?
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
How the survey works
We’ll ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes roughly 1–2 hours for most homes, though a hard-to-trace leak can take longer. Older roofs in small places like Chilworth Old Village can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- You let us know where the water appears, when, and what the weather was doing.
- We examine the damp area and the rooms near it.
- In the loft, we follow any signs of water back towards the roof.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
- You receive a report with the likely source, photos and recommendations.
Before we arrive
- Make sure the loft hatch can be reached
- Make a note of anything you’d like us to look at
- Keep pets out of the way during the survey
How to book
If you’re buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or send us an email when you are ready.

Do you need a roof leak investigation in Chilworth Old Village?
A chimney stack has plenty of places for rain to get in. Eroded pointing, cracked flaunching, failed flashings and open pots can all be responsible. The damp may appear on a chimney breast, a ceiling or in the loft.
Problems we come across frequently include:
- Drips in the loft during heavy rain
- Water through the ceiling under a flat roof
- Damp patches next to the stack
- Brown rings on upstairs ceilings
Take a building like North Baddesley Junior School: a leak through a large roof is often found some distance from where the water shows inside.
What to check before booking
- Which parts of the roof they’ll actually see
- What they will not be able to tell you
- Is there a chance to talk the report through?
- Whether they hold professional indemnity and public liability insurance
What we cannot see
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- A structural engineer’s report
- Leaks from plumbing, tanks or pipework rather than the roof
- Faults hidden behind ceilings or boarding
Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you before booking. What a survey covers and does not.
What we look at
- Lead flashings
- Chimney stacks
- Slate and tile slopes
- Valleys and parapet gutters
- The roof space
- Flat roof details
- Rooflights and dormers
FAQs for Chilworth Old Village
Do roofs near the sea, like those around Chilworth Old Village, take more of a battering?
Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.
How do I find out if my home in Chilworth Old Village is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
How should I prepare for the leak investigation?
Check the loft can be reached. Gather any photos and notes about when it leaks, plus details of past repairs. In the meantime, catch the water and keep it clear of lights and sockets.
Do you carry out surveys on Saturdays and Sundays?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.
Do you climb onto every roof?
Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.
Are you structural engineers?
No. Our survey is not a structural engineer’s report. If we see signs that need an engineer’s opinion, we’ll recommend one.
How fast do I get the report?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.
What a roof leak investigation looks like in Chilworth Old Village
The coast is about 4 miles or less from Chilworth Old Village, where sea air brings more salt and stronger wind than inland. In a coastal gale, rain is driven sideways into laps, verges and flashings, and salt air slowly wears metal fixings. Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Where water gets in depends a good deal on what the roof is made of and how it is detailed.
