Roof survey in SO16: how it works
There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The Basic Survey gives a visual inspection, photographs and written recommendations. The higher packages add more checks, such as moisture detection, a structural check, thermal imaging and a drone where it applies. Each one comes with a written report. We’re often asked to look into condensation or damp timbers in the loft and ponding, splits or blisters on flat roofs, across lead flashings, ridges, hips and valleys and natural slate.
Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes roughly 1–2 hours for most homes, depending on how many separate roofs there are.
- You tell us the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- You receive the report with photos and recommendations, prioritised by urgency.
How our prices work
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.
Why clients in SO16 book us

Roofs, chimneys and gutters across SO16
From Shirley, Regents Park and Maybush to its smaller places, buildings across SO16 have roofs of every age. Chimneys, valleys, flashings and gutters are normally where the work is.
Even in the South East, autumn and winter storms find any loose slate, tile or ridge. In SO16, as elsewhere, exposed details are where damage shows first. Coastal parts of SO16 can be windy, and a small drone can’t fly safely in strong wind or a downpour, so the weather on the day decides. Driving rain and salt air are hard on roofs there too.
Maybush: If you let a flat or house near Redbridge station, the gap between tenancies is a good time to have the roof looked at. If you run a business near Marlands Shopping Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies.
Checking the roof from ground level
It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book, as it helps us focus the survey.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
Tips from our surveys
Over many surveys, some simple habits stand out:
- File the report with your home documents
- Find records of any re-roofing or repairs
- Look for debris in the garden after high winds
- Ask about a flat roof on an extension or garage too
We email the report to you. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are explained in plain words, with recommendations.
Don’t block the vents at the eaves. Condensation builds up when air can’t move, which can dampen timbers and insulation over time. Check insulation does not block the airflow at the eaves.
How the survey changes by roof type
Clay plain and peg tiles
Tile-hanging on walls and dormer cheeks is checked as part of the roof where it is relevant. Loose or missing tiles there let rain into the wall.
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes. Cracks in a lead valley can send water into the roof, and lead is a target for theft.
Prices for roof surveys in SO16
The price reflects the time and kit the roof needs. The main factors are:
- Extensions, dormers and garages with roofs of their own
- Features like valleys, chimneys, dormers and parapets
- Basic, Standard or Premium
- The type of building, from a house to a block or an office
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.
What we need to know
What helps most when you contact us:
- Access details, like a loft hatch or a shared roof
- The reason for the survey, such as buying, a leak or storm damage
- Pictures of the roof from a safe spot, if you have them
- Your postcode, so we can check access and travel
Getting a price is simple: just call 07833 053749 or email us, let us know about the property and we will explain which survey suits. The price is agreed up front.
Common roof problems in SO16
Weather is the main thing that wears a roof down. Strong gusts work at anything that isn’t firmly fixed, and rain finds any gap it can. Small faults that start this way grow over time.
Look out for signs like these:
- Ridge tiles that have lifted or moved
- Gaps in the roof where coverings have gone
- Torn or sagging underlay
- Worn or blocked valleys
FAQs for SO16
Does this replace a RICS home survey?
No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
Can you survey at the weekend?
We survey seven days a week: weekdays, Saturdays and Sundays. Tell us which days suit you as you book.
What insurance do you have?
Every survey is covered by professional indemnity and public liability insurance.
Will the report say how many years my roof has left?
We don’t give a number of years. We describe the condition of each part of the roof and how it’s wearing, with recommendations ranked by urgency.
How much is a survey?
Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it’s agreed before booking.
Can you survey a roof I share with a neighbour?
Yes, we can. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.
What’s the best way to book?
It is easiest to call 07833 053749 or send us an email. Give us the address and some details about the roof, and we’ll take it from there. Surveys run on any day of the week.
