Landlord and commercial surveys in Ashfield

Landlords, agents and building managers in Ashfield and across Hampshire can book any of our surveys. For a price for a let property or a block, call 07833 053749 or send us an email.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it when you book and we’ll plan the visit with that in mind.

About our roof survey in Ashfield

People book a roof survey for all sorts of reasons. Some have spotted a stain or a slipped slate, others want a check before selling or after years without one. The approach is the same in each case: a careful look, then a clear written report. Visits run on weekdays, Saturdays and Sundays, so it’s easy to find a day that suits. We survey natural slate, the roof space and chimney stacks, and people most frequently book us about valley linings that have cracked or split and loose ridge or hip tiles.

In a village or hamlet like Ashfield, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is typically the chimneys and lead flashings that need work first.

Nothing in the report is left vague: if work is needed, the report says so clearly.

Roof surveys in Ashfield: local notes

Ashfield is within about 3 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the covering helps explain which parts of a roof are likely to need work first.

Historic houses such as South Stoneham House, about 4.8 miles east, show how far back building around Ashfield goes. Older homes in the area may have roofs that need matching materials when work is done. If you look after a building such as Oasis Academy Lord's Hill, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Landlords with a home close to Romsey station may find that a dated record of the roof is useful when planning maintenance across a let.

Tips from our surveys

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • File the report with your home documents
  • Check the roof from ground level after storms
  • Include dormers, porches and garages as you book
  • Move stored items away from the loft hatch

The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year, and whether work has done its job.

Every so often, look in the roof space with a torch, keeping to boarded areas. Look for water marks, damp wood and chinks of light. Photograph anything new.

FAQs for Ashfield

Is my home in Ashfield listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Does being near the coast affect roofs in Ashfield?

It can do. Ashfield is within about 3 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Do you need to get into the loft?

If there’s a loft and safe access to it, yes. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.

Is a roof survey the same as a structural survey?

No. Where we see something that needs a structural engineer, the report says so. We don’t provide structural calculations.

What does a roof survey include?

All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Will you fly a drone over my roof?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

How it works

There is not much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll take it from there. The survey itself takes between one and two hours for a house, with bigger or more complicated roofs taking longer. Around Ashfield, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. We check the roof from every safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a written report with photos and recommendations.

How to prepare

  • If you are buying, let the agent know when we are coming
  • Point out any leaks or damp patches
  • Clear the way to the loft hatch

Clay plain and peg tiles

Older homes in the Weald and across the South East often have clay plain tiles. When pegs or battens rot, tiles slip.

Flat roof coverings

Some flat roofs have been coated over several times. If the covering would need opening up to know more, we say so.

What a survey costs

What a survey costs depends on the time and equipment it needs. The main factors are:

  • The type of building, from a house to a block or an office
  • The roof’s overall size
  • The height of the building and how the roof can safely be seen
  • Basic, Standard or Premium

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you want to find out.

Booking your survey

Some details help us recommend the right survey and price. When you get in touch, it’s useful to mention:

  • What’s prompted the survey
  • Any marks or damp showing indoors
  • Dates you’re working to, like exchange
  • Whether there is a loft hatch, a shared roof or tricky access

Not sure which survey you need? The easiest way is to call 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We’ll explain the options and the price.

DIY checks: what’s safe

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in.

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
