Rownhams questions

Do roofs near the sea, like those around Rownhams, take more of a battering?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Does a conservation area affect roof work in Rownhams?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Do you inspect the roof from on top?

Where it is safe, yes. We also inspect from ground level, from windows and vantage points, and from the loft. The Premium Survey adds a drone where applicable.

How quickly will I get the report?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It’s emailed to you.

How many surveys have you done?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

How long does the visit take?

It typically takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Is this a RICS survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

How a roof survey works in Rownhams

We inspect whatever is safely visible: from ground level, from windows, from the roof space and from the roof where conditions allow. The Premium Survey adds thermal imaging and, where applicable, a drone, which helps with tall or steep roofs. You don’t need to do anything except give us access. Each defect we find is photographed and explained. We survey ridges, hips and valleys, clay and concrete tiles and chimney stacks, and common reasons people get in touch are worn lead at chimneys and abutments and cracked or blistered flat roof coverings.

Around Rownhams, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes often need the most attention. Nails and battens under older coverings often give out before the slates or tiles themselves.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

Useful tips for Rownhams property owners

A little preparation and a few simple habits help. Our tips:

  • Let us know about past leaks
  • Keep the report with your property records
  • Make sure we can open the loft hatch
  • Find records of any re-roofing or repairs

Premium comes with a follow-up after 12 months. It shows how the roof has fared over the year.

Have the roof surveyed every few years, and after major storms. Regular checks catch problems while they’re small. Each report gives a record to compare against.

Landlord and commercial surveys in Rownhams

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the visit with that in mind.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

What affects the cost of roof surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Extensions, dormers and garages with roofs of their own
  • Height and safe access
  • Any need for thermal images or a drone flight
  • Roof area

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. You’ll know the exact price before booking.

Booking your survey

A few details help us suggest the right survey and price. When you contact us, it helps to mention:

  • Whether there is a loft hatch, a shared roof or tricky access
  • The address and postcode of the property
  • Photos of the roof, taken safely from ground level or a window
  • What’s prompted the survey

Getting a price is simple: just call 07833 053749 or email us and give us a few details about the property and we will suggest the right survey. The price is agreed up front.

Can I check my roof myself?

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Roof surveys around Rownhams

Rownhams lies within about 3 miles of the sea, and places near the sea get more salt in the air and more wind than inland. If your survey includes the drone, we check the exact boundary for the address before flying.

If you look after a building like Rownhams St John's Church of England Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. Historic houses such as South Stoneham House, about 3.5 miles east, show how far back building around Rownhams goes. Older homes in the area may have roofs that need matching materials when work is done. Trees in and around St James' Park shed leaves that can end up in nearby gutters.

Leave it or get it looked at?

Hidden gutters and valleys can fail without warning. An overflow there sends water indoors. A survey checks them while they’re still dry. Blocked gutters on homes around Rownhams overflow and soak walls, especially where trees overhang. Dealing with the cause is simple; drying out a wall is not.

How the survey works

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It typically takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. A visit to a smaller place like Rownhams is no different on the day: we look from ground level, from windows, from the loft and from the roof where it’s safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. You get in touch with the address and anything you’ve noticed.
  2. A visit is booked for a weekday or a weekend.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. We email a report with photographs and recommendations.
