Roof surveys in Swaythling: local notes

Swaythling is within about 4 miles of the coast, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. Swaythling is inside, or right on the edge of, the flight restriction zone around Southampton Airport. If your survey includes the drone, permission from the airport is needed first, and the flight only goes ahead if it is given.

If you live in an older home near St. Mary's Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you let a flat or house near Swaythling station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Swaythling is about 2 miles north of Southampton, in Southampton. Whether the building in Swaythling is a house, a flat or a commercial unit, the roof can be surveyed on a weekday or at the weekend. Swaythling is one of the places in Southampton where we work.

Postcode districts we cover here for roof surveys: SO16, SO18 and SO17. Whether your property is on High Road, Wide Lane and Lilac Road or a nearby road, we can survey it. How a roof survey works in Swaythling

We inspect everything that’s safely in view: from the ground, from windows and other vantage points, from inside the loft and from the roof itself where it is safe. Premium adds thermal imaging, plus a drone inspection where applicable, which helps with tall or steep roofs. All we need from you is access to the property and the loft. Each defect we find is photographed and explained. If you’ve noticed condensation or damp timbers in the loft and blocked, sagging or leaking gutters, a survey will tell you what’s going on, whatever the roof.

Houses in smaller places like Swaythling can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A careful look shows whether anything has started to loosen. Once one ridge tile or slate moves, wind gets under the next one too.

The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Signs you need a roof survey in Swaythling

Chimneys stand exposed above the roof. Pointing erodes, flaunching cracks and pots work loose. Damp on a chimney breast inside frequently starts at the top of the stack.

Typical things we are asked to look at include:

  • Crumbling chimney pointing or cracked flaunching
  • Ridge tiles that have lifted or moved
  • Valley linings that have cracked or split
  • Condensation or damp timbers in the loft

South Stoneham House, about 0.3 miles south-east, is one of the historic houses in the wider area around Swaythling. On a period home nearby, the survey separates sound original work from tired later repairs.

Choosing a roof surveyor

  • Whether you can ask questions once you have the report
  • What’s outside the scope of the survey
  • Whether VAT is added on top
  • Will they check the loft as well as the outside?

What a roof survey includes

Swaythling: your questions answered

Do you cover smaller places like Swaythling?

Yes, Swaythling is covered. We survey roofs across London and the South East, and smaller places are part of that. Longer journeys are simply planned beforehand.

Does a conservation area affect roof work in Swaythling?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Does this replace a RICS home survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

Can you inspect a terraced or semi-detached roof?

Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are checked from your side.

Do you need to get into the loft?

Normally, if there’s one and it can be reached safely. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.

What if it rains on the day?

It depends on the weather and the survey. In high wind or heavy rain, a drone cannot fly and access may not be safe, so we’d move the date with you.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Prices for roof surveys in Swaythling

Prices always include VAT. The things that change the price are:

  • Features like valleys, chimneys, dormers and parapets
  • Building height and the viewpoints available
  • Commercial roofs and larger buildings
  • The use of thermal imaging or a drone

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Booking your survey

When you call or email, these details help:

  • Anything about access we should know
  • Any deadline, such as an exchange date
  • Pictures of the roof from a safe spot, if you have them
  • The reason for the survey, like buying, a leak or storm damage

A quick phone call is normally the easiest start: ring 07833 053749 or use the contact form and we will ask a few questions about the roof. The price is agreed before a date is set.

Why act early in Swaythling

A roof that has had no attention for years can surprise you. Our report gives you a record of how the roof is today, which makes later changes easy to spot. Around Swaythling, leaves and moss in gutters lead to overflowing water and damp walls. Dealing with the cause is simple; drying out a wall is not.

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. We confirm the price for the job before you book.

What you get with us

What we look for on each type of roof

Chimney stacks

Water that gets into a stack can show as damp in the rooms below. We check the flashings and mortar for the cause.

Lead flashings and valleys

Most leaks begin at a joint rather than the middle of a slope. That’s why we look at them closely.

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

How the survey works

There isn’t much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Some parts of a survey depend on the weather, so a visit to Swaythling is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.
