Independent drone roof surveys in Swaythling

How a drone roof survey works in Swaythling

Drones need reasonable weather. Strong wind or a downpour rules out a flight, because the drone has to stay safely under control. If the weather turns, we’ll agree another day or inspect what we can by other means. The forecast is checked ahead of the visit and again on the day. Calm, dry conditions give the sharpest close-up photos. A short delay is better than a rushed flight. We survey large and complex roofs, fragile roofs and valleys and parapet gutters, and the problems we are asked to look at most are hidden gutters full of leaves and ridge and hip pieces working loose.

Around Swaythling, plenty of roofs are low enough to see partly from the garden or the street. Chimney tops, valleys and rear slopes are where close-up or thermal images help most. Both depend on the weather on the day. Even so, a close-up image frequently shows wear on ridges and flashings that a view from the ground misses.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

When you need someone else

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Flying in a flight restriction zone without the airport’s permission
  • Photos in conditions too poor to fly
  • Anything inside the loft or under the coverings

If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before booking. What a survey covers and doesn’t.

Roof types and parts we check

  • Tall and steep roofs
  • Valleys and parapet gutters
  • Flat roofs on upper floors
  • Large and complex roofs
  • Chimney stacks
  • Fragile roofs

Rented homes, blocks and businesses

Any of our surveys can be booked by landlords, agents and building managers in Swaythling. To discuss a property or a block, ring 07833 053749 or use the contact form.

Businesses and commercial landlords can book us too. Larger roofs take longer.

What we’re asked to look at in Swaythling

Strong winds can lift slates, tiles and ridge pieces. It’s hard to tell from below what has shifted. Close-up photos make it clear what has been disturbed.

People typically book a survey after spotting something like this:

  • Gaps where slates or tiles have gone
  • Outlets choked with leaves and silt
  • Lead work pulling away at abutments
  • Cracked mortar along the ridge

Shop and office owners around Marlands Shopping Centre may find that large commercial roofs are frequently easiest to see from above or with a thermal imager.

What to check before booking

  • What follow-up you get after the report
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • What the report includes, and whether it has photographs

What’s in a roof survey

Swaythling: your questions answered

Do you cover smaller places like Swaythling?

We do. A small place gets exactly the same survey as a big one.

Are there drone restrictions around Swaythling?

Normally it comes down to two things: the airspace at the address and the weather. Swaythling is inside, or right on the edge of, the flight restriction zone around Southampton Airport. We ask the airport for permission before flying there, and only fly if it’s given. A small drone can’t fly safely in strong wind or a downpour.

Does the weather affect the survey?

Light rain doesn’t typically stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we’ll arrange another day with you.

How long is the visit?

It normally takes roughly 1–2 hours at a house, including the airspace and weather checks before take-off. You’ll then get the report by email, on the timescale of your package.

How soon will I get the report?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, like an exchange date, tell us when booking.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first. Mention it when you get in touch and we will plan the survey around it.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Should I look at the roof myself first?

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

How it works

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from each safe vantage point, take photos as we go and make notes for the report. Most visits take an hour or two at a house, including the airspace and weather checks before take-off. Being in a smaller place like Swaythling does not change how the visit works: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. We start by checking the airspace and any restrictions at your address.
  2. If permission is needed, we ask for it before the visit.
  3. Before the flight, we check the conditions and the take-off spot.
  4. We fly the drone close to the roof to photograph it in detail, always in sight.
  5. We email a written report with the photos and our recommendations.

Before and after the survey

Small things make a difference. Some pointers:

  • Move stored items away from the hatch
  • Tell next door if the drone will be near their property
  • Check there is room outside for the drone to take off
  • Expect a little longer if permission is needed

Premium also includes a 12-month follow-up. It helps you see how the roof has changed over the year.

Don’t block the vents at the eaves. Condensation in the loft can damage timbers and insulation, and it is something only an inside check will show. Make sure insulation does not block the airflow.

Drones, thermal imaging and Swaythling roofs

Swaythling lies within about 4 miles of the sea, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or a downpour. Before any flight there, we ask the airport for permission, and the flight only goes ahead if it is given.
