About our drone roof survey in Portswood

Prices start from £400, including VAT. A drone inspection, where it applies, is also part of our Premium Survey, with a same-day report, structural analysis and an in-person consultation. It also includes a follow-up after 12 months. We will tell you if a drone isn’t the right tool for your roof. Every drone survey comes with a written report and close-up photographs. Typical surveys look at debris building up in hidden gutters and eroded pointing on a chimney stack, on tall and steep roofs, valleys and parapet gutters and fragile roofs.

Older cottages and houses around Portswood may have little insulation, and some have extensions with their own roofs. Thermal patterns and close-up photos together give a fuller picture of the roof. Findings are checked with moisture readings where needed. Calm, dry weather suits both methods, so the date is set with the forecast in mind.

Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. You’ll see the good as well as the bad.

Checking the roof from ground level

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

What you cannot do safely is get up close. Roofs are fragile and slippery. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

What this survey can’t tell you

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A structural engineer’s report
  • What’s under the slates, tiles or felt
  • Close-up photos of next door’s property

If in doubt, call 07833 053749 or drop us an email and we will suggest the right survey before booking. What a survey covers and does not.

What we look at

  • Valleys and parapet gutters
  • Chimney stacks
  • Fragile roofs
  • Large and complex roofs
  • Tall and steep roofs
  • Flat roofs on upper floors

Different roofs, different checks

Steep slate and tile slopes

Walking on fragile coverings can break them. A drone avoids that, so the survey does not add damage.

Flat roofs on tall buildings

Leaks frequently start at outlets, edges and around plant. We photograph them closely, as far as the flight allows.

What we’re asked to look at in Portswood

Parapet gutters, box gutters and central valleys sit out of sight. Leaves, silt and plant growth build up unseen, until it causes a leak inside. A drone shows them clearly from above.

These are some of the problems a survey can pick up:

  • Wind damage high on the roof
  • Chimney tops in poor condition
  • Flashings that have come away
  • Blistered or cracked flat roof coverings

The streets around a church like Highfield Church are often among the oldest in a place, and if your house is among the older ones nearby, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

Questions to ask before booking

  • What the survey won’t cover
  • How much experience they have with roofs like yours
  • Whether the inside of the roof is included
  • What insurance they carry

What to expect from a roof survey

What we do, step by step

Once we’ve finished looking, we write up our findings in a report with photos, sent to you by email. As for time on site, most surveys take about one to two hours on an ordinary house, and more on a big or complicated roof. A visit to Portswood is planned like any other: the time, the access and where to park are agreed beforehand. Weekday and weekend visits are both possible. Let us know about any garages, outbuildings or extensions you want included.

  1. We start by making sure a drone flight makes sense for the roof.
  2. We agree a date, including weekends, subject to the weather.
  3. Aerial photos are taken of your roof only, not the neighbours’.
  4. Where there is safe access, we check the loft as well.
  5. You get photos, findings and clear recommendations.

How to prepare

  • If you are buying, check with the agent that we can get in
  • Mention any parking restrictions on your street
  • Check pets are kept safely away

How to book

If you have photos of the roof, send them over. Take them safely from ground level or a window, and please do not climb up for a closer look. To get started, phone 07833 053749 or drop us an email.

Why get it checked now?

Photographing a roof from the air doesn’t touch it. Fragile slates and tiles stay as they are, so the survey doesn’t create new problems. Blocked gutters on homes around Portswood overflow and soak walls. It is easy to sort the cause early and slow to dry a damp wall.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Questions from Portswood

Are there drone restrictions around Portswood?

It depends on the exact address and the weather on the day. Portswood is inside, or right on the edge of, the flight restriction zone around Southampton Airport. Before any flight there, we ask the airport for permission, and the flight only goes ahead if it is given. A small drone cannot fly safely in strong wind or a downpour.

Is my home in Portswood listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Do you work in Portswood?

Yes. We survey roofs in Portswood and the rest of Southampton, as part of our work across London and the South East. To book, call 07833 053749 or use the contact form.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Will I get photos?

Yes, every report has them. Pictures sit next to the findings they show, which makes the report easy to follow.

Does the weather affect the survey?

A survey can normally go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we’ll arrange another day with you.

Portswood lies within about 3 miles of the sea, where wind off the sea can be strong. A small drone cannot fly safely in strong wind or heavy rain, so the weather on the day decides whether a flight goes ahead.
