How a roof survey works in Itchen

We inspect everything that’s safely in view: from ground level, from windows, from the loft space and from the roof where conditions allow. Premium adds thermal imaging, plus a drone inspection where applicable, which helps with tall or steep roofs. All we need from you is access to the property and the loft. Everything we see is photographed for the report. If you’ve noticed slates or tiles that have slipped or broken and worn lead at chimneys and abutments, we can find out what’s behind it, whatever the roof.

In a smaller place like Itchen, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A careful look shows whether anything has started to loosen. Once one ridge tile or slate moves, wind gets under the next one too.

The report works through the roof section by section, from the coverings down to the gutters. You will see the good as well as the bad.

What you can safely check yourself

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Common roof problems in Itchen

What’s under the slates or tiles is as important as the coverings themselves. Breathable roofing membranes came into use in the UK in the late 1990s, so older roofs often have bitumen felt, and very old ones may have none. Torn or sagging felt lets water through.

Here are some of the things we see often:

  • Gutters that overflow in heavy rain
  • Valley linings that have cracked or split
  • Gaps in the roof where coverings have gone
  • Condensation or damp timbers in the loft

If you look after a shop, office or commercial unit, for example near Marlands Shopping Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Choosing a roof surveyor

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Whether they hold professional indemnity and public liability insurance
  • What follow-up you get after the report

What a roof survey includes

For landlords and managing agents

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.

We survey roofs for landlords and letting agents as well as householders. The report gives you a dated record of the roof, with photos, which helps you plan work between tenancies.

Honest limits

It is a careful look at the roof, not the whole story. The main limits are:

  • An exact number of years the roof has left
  • The condition of the rest of the building (that is a RICS home survey)
  • What’s under the slates, tiles or felt

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer. What our survey covers.

What we look at

  • Ridges, hips and valleys
  • The roof space
  • Flat roofs
  • Clay and concrete tiles
  • Lead flashings
  • Natural slate
  • Chimney stacks

Roofs, chimneys and gutters in Itchen

Itchen lies within about 2 miles of the sea, where wind off the sea can be strong. A small drone cannot fly safely in high wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Medieval Merchant's House, about 1.5 miles west, is one of the historic houses in the wider area around Itchen. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

If you look after a building such as Ludlow Junior School, large buildings have long gutter runs and big roofs that need checking like any other. Landlords with a home close to Woolston station may find that a dated record of the roof is useful when planning maintenance across a let.

What happens on the day

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. A typical survey takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. For a survey in Itchen, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. Tell us about any garages, outbuildings or extensions you want included.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Before we arrive

  • If the roof is shared, arrange access with whoever manages the building
  • Make a note of anything you’d like us to look at
  • Leave a clear route to the loft

Advice

Practical tips

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Ask about a flat roof on an extension or garage too
  • Find records of any re-roofing or repairs
  • Tell us about any leaks or stains you’ve seen
  • Look for debris in the garden after high winds

Any roofer you ask to quote can work from the report. They’ll see each defect and its location, so their quotes cover the same ground.

Do not block the vents at the eaves. Condensation builds up when air cannot move, which can dampen timbers and insulation over time. Check insulation doesn’t block the airflow at the eaves.

Common questions in Itchen

How do I find out if my home in Itchen is listed?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Can a landlord with a rental near Woolston station book a roof survey?

Yes, rented property is part of what we cover. Just phone 07833 053749 or use the contact form and tell us about the building, including who will give access on the day.

Do you carry out surveys on Saturdays and Sundays?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you when booking.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the building owner or managing agent. We can only inspect what we’re given access to.

How do I book a survey in Itchen?

To arrange a survey, call 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.

Is this a RICS survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Can you inspect my roof with a drone?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.
