Storm damage roof report in Itchen

Many policies treat gusts of about 55 mph as storm conditions, but it varies by policy. Check your own policy wording. Whether the weather met it is for your insurer. Our part is recording the damage to your roof and its likely cause. Each area of damage is photographed, and the report is yours to pass on. Insurers decide claims on their own policy wording. We survey gutters and fascias, chimney stacks and flat roofs, and common reasons people get in touch are ridge tiles that have come loose and flat roof edges peeled back.

Chimney stacks on older houses around places like Itchen can let water in, through worn flaunching, failed pointing or lifted flashings. Damp in a chimney breast can have more than one cause, so it is not always obvious where it starts. It is worth looking at the stack from outside and at the timbers beside it in the loft.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

When to book a survey in Itchen

Others book after an insurer has queried a claim. An independent report gives you another view of the roof. We can’t say whether the decision will change.

Most people get in touch after spotting one of these:

  • Flashings pulled away from walls or stacks
  • Damage from fallen branches or debris
  • Slates and tiles blown off the roof
  • New damp or leaks inside

The streets around a church such as Jesus Chapel - St Mary Extra are often among the oldest in a place, and if you own one of the older houses nearby, water on an older roof tends to find its way in at the lead, the valleys or the chimney.

What’s in a roof survey

How the survey works

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. Most visits take between one and two hours on an ordinary house, though large, tall or awkward roofs take more time. In a smaller place like Itchen, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can frequently be seen well from the ground, and the loft shows the rest, while taller roofs may need other vantage points or the drone where applicable.

  1. We note the date of the storm and the damage you’ve seen.
  2. We check the roof from wherever it is safe.
  3. We record and photograph the damage.
  4. The report notes whether the damage fits a storm, older wear or both.
  5. We send you the report by email for your insurer.

Before we arrive

  • Agree roof access with the managing agent if it is shared
  • Leave a clear route to the loft
  • Tell us where we can park nearby

Can I check my roof myself?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking, as it helps us focus the survey.

Why act early in Itchen

A few slipped slates can soon lead to wet timbers. Getting it recorded and repaired sooner is typically better. In a smaller place like Itchen, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Each storm lifts it a little further, and water follows.

Different roofs, different checks

Clay and concrete tiles

Tiles without fixings can move more easily in wind. We record what we can see of the fixings.

Lead flashings

Wind can peel back flashings at abutments and stacks. We record which are loose or damaged.

Questions from Itchen

Is the coastal weather around Itchen hard on roofs?

Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it normally shows.

Is Itchen within the area you cover?

We do. Villages and rural addresses get the same survey as a town house.

Is this a RICS survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

How much is a storm damage roof report?

Our price is from £150, including VAT. Bigger roofs are quoted on size and access. Repair costs are not included, so ask a roofer to quote.

Can you tell me if my claim will be paid?

That’s not something we can promise. The decision rests with your insurer and its policy. What we provide is an independent record of the damage.

Do I need to be at home?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when you book.

How long will you be at the property?

Most surveys take roughly 1–2 hours for most homes, depending on how much of the roof was hit. We’ll confirm the timing as you book.

Before and after the survey

Nothing here needs a ladder. A few suggestions:

  • Take photos from ground level or a window, never by climbing
  • File receipts for anything you pay for
  • Tell your insurer about the damage promptly
  • Keep fallen slates or tiles as evidence if safe

If you are unhappy with how your insurer handles the claim, you can complain to them first. If that doesn’t resolve it, the Financial Ombudsman Service may be able to help.

A well-maintained roof stands up to storms better. Fix slipped slates, loose ridges and lifted flashings when you spot them.
