Your questions about new roof snagging in Itchen
How do I find out if my home in Itchen is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is Itchen within the area you cover?
Yes, we do. Our area covers London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.
What does a new roof inspection include?
We check the coverings, ridges, verges, hips, valleys and flashings, along with ventilation, gutters and the underlay at the eaves. We look for leftover debris and knock-on damage too.
Do you climb onto every roof?
Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where it applies.
Do you lift tiles to check the fixings?
No. We don’t open up the new roof, so fixings under the coverings can’t be checked. The report says what could and couldn’t be seen.
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access as you book.
Can you inspect my roof with a drone?
Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.
About our new roof snagging in Itchen
A new roof needs to breathe. We look for ridge, eaves or tile vents where they’ve been fitted, and check the loft space for signs of condensation. We note what we can see. Missing or blocked ventilation can lead to condensation over time, so it’s worth raising early. We record what we see. We survey flashings and valleys, ridges and verges and replacement roofs, and common reasons people get in touch are missing or blocked roof ventilation and underlay ending short at the eaves.
Bungalows, chalet bungalows and older cottages are common in smaller places like Itchen, and many have been extended or had dormers added. Low roofs are easier to see from ground level, but dormer cheeks, valleys and flat-roofed additions still need close attention. The same goes for a purchase or a new roof around Itchen. Snags and wear both tend to show at dormer lead work and along flat-roof edges.
Where we cannot see part of the new roof, the report says so. That way, it’s clear what was covered and what wasn’t.

What we do, step by step
We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes an hour or two for a typical new house roof, longer where the roof is large or complicated. Homes around Itchen often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we can’t get to. Inside, the loft is looked at where it can be reached safely.
- First, we note any deadlines and concerns.
- The roof is inspected from the ground, vantage points and the roof where safe.
- Each detail at ridges, verges, valleys and flashings is looked at.
- We check the gutters, lower roofs and walls for debris or damage.
- You receive a report to share with your roofer.
Preparing for the visit
- Gather any invoices or paperwork from past roof work
- Leave a clear route to the loft
- If it is not your property yet, arrange access through the agent

Landlord and commercial surveys in Itchen
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.
Letting agents often book on a landlord’s behalf. We agree a time with the tenant beforehand.
What you can safely check yourself
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
What this survey cannot tell you
Every survey has limits, and it’s better to know them up front. Keep these in mind:
- Fixings and underlay hidden under the coverings
- Legal advice on your contract
- A promise that the roof will not leak
If in doubt, phone 07833 053749 or email us and we will suggest the right survey. What our survey covers.
What we look at

Itchen homes and their roofs
Itchen lies within about 2 miles of the sea, so there’s more wind and more salt in the air than further inland. Corroded clips and nails and lifted ridge pieces are typical of exposed roofs near the sea, which is worth knowing before you buy or pay for new work. Historic houses such as Medieval Merchant's House, about 1.5 miles west, show how far back building in the area around Itchen goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
Landlords with a home close to Woolston station may find that a written report helps before buying a rental or paying for a new roof on one. For an older house near a landmark such as Jesus Chapel - St Mary Extra, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

How the survey changes by roof type
Slate roofs
Broken slates left on a new roof are a common snag. We record any we can see.
Clay and concrete tiles
Tiles that don’t sit flat can let rain in. We note any that look out of place.
Why it’s worth a survey now in Itchen
A clear list of snags makes the conversation with your roofer easier. It keeps the focus on what can be seen. Blocked gutters on homes around Itchen overflow and soak walls. Dealing with the cause is simple; drying out a wall is not.
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, with VAT included. We can help you choose the package that fits what you need to know.
