Gutter survey in Itchen: what you get
This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It isn’t a CCTV drain survey and we can’t see inside buried drains. If the problem looks like a blocked or broken drain below ground, the report will say so, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We survey eaves gutters, downpipes and fascias and soffits, and common reasons people get in touch are leaves and moss blocking gutters and sagging gutters and loose brackets.
Around Itchen, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes frequently need the most attention, and the fixings under the coverings matter too. Nails and battens under older coverings often give out before the slates or tiles themselves.
We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

What we are asked to look at in Itchen
Leaves are behind most blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn, and they collect at the outlets. A choked outlet soon means a full, overflowing gutter.
Things that often lead to a survey include:
- Hoppers and outlets full of debris
- Water spilling over the gutter edge
- Water backing up from a hidden gutter
- Brackets that have dropped or snapped
For an older house near a landmark such as Jesus Chapel - St Mary Extra, old fixings, lead flashings and tall chimneys are typical of older roofs.
Before booking anyone
- Will they check the loft as well as the outside?
- Their track record with similar roofs
- What the survey will not cover
- How they’ll see the roof: from ground level, the loft, the roof or by drone
Checking the roof from the ground
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

When you need someone else
Some things can’t be seen without opening up the roof, and that sets some limits:
- Parts of gutters that can’t be seen safely
- Pipes below ground level
- Blockages deep inside downpipes

What happens if roof problems are left?
Climbing a ladder to look in the gutters yourself is risky. From the ground you can spot drips and overflows, but valleys, parapets and box gutters are hard to see. Our survey covers what can be seen safely and records it with photos. Around Itchen, leaves and moss in gutters lead to overflowing water and damp walls, especially where trees overhang. Dealing with the cause is simple; drying out a wall is not.
Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

What happens on the day
Once we’ve finished looking, we write up our findings in a report with photographs, emailed to you. As for time on site, it normally takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Being in a smaller place like Itchen does not change how the visit works: outside, inside and from any safe vantage point, in that order. It is useful to show us anything you’ve already noticed.
- We start by hearing about any drips, overflows or damp patches.
- The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
- Valley, parapet and box gutters are inspected as far as they can safely be seen.
- Where the loft can be reached safely, we check it for staining or damp.
- The findings are written up with photographs and recommendations.
Before we arrive
- Move anything stored under the loft hatch
- Agree roof access with the managing agent if it’s shared
- Mention any parking restrictions on your street

Your questions about gutter surveys in Itchen
Is Itchen within the area you cover?
We do. Villages and rural addresses get the same survey as a town house.
How do I find out if my home in Itchen is listed?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Do I need to be at home?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.
What does a gutter survey cost?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. For a price for your building, ring 07833 053749 or drop us an email.
Do you survey underground drains?
No, CCTV drain work isn’t part of this survey. The survey covers gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.
Will the survey check for asbestos?
No, that is a job for a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so you can arrange that check.
Can you give me structural calculations?
No. We point out what can be seen, such as sagging or deflection, but we’re not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.
How the survey changes by roof type
Lead-lined valley and parapet gutters
A London butterfly roof drains to a central valley gutter and if it blocks, water can come indoors. It is inspected as far as safe access allows.
Cast iron gutters
A cracked cast iron downpipe can leak down the wall unseen, so we check the wall behind for staining.
Local roofs in Itchen
Itchen lies within about 2 miles of the sea, so there is more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. About 1.5 miles west lies Medieval Merchant's House, a reminder of how long the area around Itchen has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
Trees in and around Houndwell Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. For businesses in and around places like Marlands Shopping Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies.
