Southampton questions
I let a flat near St Denys station. Can you check the roof?
Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Does a conservation area affect roof work in Southampton?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
What insurance do you have?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
Do you work in Southampton?
Yes. We cover Southampton, as part of our work across London and the South East. For a price, call 07833 053749 or email us.
Can a gutter survey explain damp on my walls?
Overflowing gutters often lead to damp walls, and the survey looks for that. If the cause looks like something else, the report says so as far as we can tell from what’s visible.
Will you check the loft?
If there is a loft and safe access to it, yes. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.
Do you climb onto every roof?
Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest.
About our gutter survey in Southampton
Gutters are usually fixed to fascia boards, so fascias and soffits are part of the survey. Long-term overflowing can soften and rot timber boards and mark the soffits underneath. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We do not carry out asbestos testing, so we flag anything that might contain it for a specialist asbestos surveyor to check. We survey outlets and hoppers, downpipes and valley gutters, and common reasons people get in touch are blocked outlets and hoppers and overflowing valley or parapet gutters.
Southampton is big enough to have roofs from every era, with slate on older terraces, tiles on later houses and flat roofs on extensions, flats and shops. Each fails in its own way: slipped slates, cracked tiles, worn ridges, loose flashings, tired chimney stacks or blocked gutters. The roof type shapes what gets checked.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

The survey, step by step
Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe vantage point, photograph what we find and record our findings for the written report. Most visits take an hour or two at most homes, rising to roughly 3–4 hours on a commercial building. Jobs in Southampton might be a terraced house one day and a block of flats the next. Let us know the type of building and who can let us in, so the right access is in place on the day.
- We start by hearing about any drips, overflows or damp patches.
- The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
- Valley, parapet and box gutters are inspected as far as they can safely be seen.
- Where the loft can be reached safely, we check it for staining or damp.
- You get a photo-illustrated written report and recommendations.
Before the survey
- Point out any leaks or damp patches
- Move anything stored under the loft hatch
- Jot down any questions you want answered

Advice
Southampton homes and their roofs
Southampton lies within about 2 miles of the sea, so there is more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.
For businesses in and around places like Marlands Shopping Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies. If you live in an older home near Saint Mary's, old fixings, lead flashings and tall chimneys are typical of older roofs.

Why get it checked now?
Overflowing water soaks the walls under the gutter. Left for months, that can lead to damp inside, worn pointing and rotten timber. Spotting the problem early tends to mean a simpler fix. Roof faults in Southampton, as anywhere, rarely fix themselves: one loose tile lets in water, which weakens the battens and loosens more. Dealing with it early is typically the cheaper route.

Should I look at the roof myself first?
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in.
Signs you need a gutter survey in Southampton
Hidden gutters are frequently lined with lead or another sheet covering. Splits and blocked outlets in these gutters can send water straight into the building as there’s nowhere harmless for it to go. Lead linings can also be stolen.
We’re frequently asked to look at:
- Leaves and moss blocking gutters
- Hoppers and outlets full of debris
- Leaking or loose downpipes
- Soffits marked by water
Landlords with a home close to St Denys station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

How we price gutter surveys
Not every roof costs the same to survey, for these reasons:
- Commercial roofs and larger buildings
- Extensions, dormers and garages with roofs of their own
- If the survey needs thermal imaging or a drone
- Basic, Standard or Premium
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.

Useful tips for Southampton property owners
A survey works best with a little help from you, before and after. Tips:
- Note any damp stains below the gutters
- Have overhanging branches cut back
- Make sure downpipe clips are holding
- Watch ceilings under valley gutters for fresh marks
If we think the problem lies underground, we’ll say so, so you can arrange a drain survey. Anything else we notice on the roof, as far as we can see it, is noted too.
Hidden gutters need clearing too. They block in the same way as the gutters you can see but you cannot check them from the street, so ask for them to be included when gutters are cleared.
